Michigan’s housing investments are delivering real results.

MSHDA’s latest analysis shows the statewide housing shortage has dropped from 119,000 homes to 97,000, a clear sign that sustained production and targeted investments are making an impact.

We know that what we build matters just as much as how much we build. Michigan still needs more housing opportunities including rental options, deeply affordable units, and smaller, attainable homes that match today’s needs.

Our progress is significant and with support from our federal, state, and local partners we can maintain the momentum, build the homes communities need, and ensure every Michigander has a safe, attainable place to live.

Michigan’s aging housing stock continues to present serious challenges for affordability, safety, and long‑term stability. Roughly 60% of occupied homes in Michigan were built in or before the 1970s, leaving many buyers and homeowners facing costly repairs, outdated systems, and safety concerns with aging homes.

David Allen, Manager of MSHDA's Office of Market Research, notes that ensuring these older homes remain safe and usable is essential for Michigan’s long-term housing stability.

Addressing this challenge will require coordinated action from state leaders, housing partners, and communities across the state to preserve existing homes while accelerating responsible new development.

The median Michigan home was built in 1973. As Michigan tries to add housing to meet demand, the age of existing homes poses its own challenges, including higher repair bills that can deter buyers.

Today, Governor Gretchen Whitmer highlighted the new investments in the FY27 budget that aim to expand affordable housing and help Michigan families find affordable places to live in vibrant communities. These investments also include strengthened efforts to prevent and end homelessness in Michigan.

MSHDA continues leverage these important investments to implement housing solutions that support every Michigander having stability, opportunity, and a place to call home.

The Student Assistant will support the Legislative and Communications teams by providing hands-on support to help ensure MSHDA's work is clearly communicated and is responsive to legislators, partners, and the public.
