High‑Risk Areas in a Rented Home – What Landlords Should Know (England, 2026)

Some parts of a home present a significantly higher fire risk and need closer attention during checks, maintenance and tenant communication:

🔥 Kitchens
Where most domestic fires start. Priorities: clean extractors, no grease build‑up, working smoke/heat alarms, safe use of chip pans and portable cooking appliances.

🔥 Rooms with heating or combustion appliances
Gas boilers, gas fires, solid‑fuel stoves, oil heaters. These areas need:
- A **carbon monoxide alarm** (legal requirement).
- Clear space around appliances.
- Regular servicing by competent engineers.

🔥 Electrical concentration points
Cupboards with consumer units, meter rooms, areas with multiple chargers or extension leads. Look for: overloaded sockets, damaged cables, DIY electrical work.

🔥 Sleeping areas
Highest life‑risk. Ensure escape routes are clear, doors close properly, and smoke alarms are present and tested.

🔥 Storage areas
Cupboards, lofts, sheds and under‑stairs spaces where combustibles build up.
Keep clutter down and avoid storing items against electrical equipment.

Simple rule: If it heats, cooks, burns, charges or stores fuel/combustibles — treat it as high risk.
