Halloween's tomorrow, and Kanaka Creek does it properly. Here's a quick smoke alarm and fire check before the doorbell starts.

→ Battery tea lights in the jack-o'-lanterns. A real candle in a pumpkin on the porch is one costume brush away from trouble.
→ Hay bales, fake cobwebs and costumes stay away from exits, heaters and the fireplace
→ Keep the front door and hallway clear. That's how the kids come in, and it's how you get out.
→ Press the test button on the smoke alarm nearest the front door. It takes five seconds.

And in Maple Ridge, setting off fireworks needs a city permit. Leave the show to the professionals.

If an alarm doesn't sound, or it's chirping, or you can't find a date on the back, I'll sort it. Smoke alarm testing and replacement for a $99.99 service fee, plus alarms. Units priced before I start, evenings and weekends at no extra charge. Kanaka Creek, all of Maple Ridge and across the Lower Mainland.

Renting out a basement suite in Cottonwood? The smoke alarms are on you, not your tenant.

B.C.'s Residential Tenancy Branch is clear about it. Policy Guideline 1 puts smoke alarms on the landlord's list: install them, keep them working, inspect and test them every year, and replace the batteries at least once a year. The B.C. Fire Commissioner's smoke alarm bulletin adds the 10-year rule. Every alarm gets replaced at 10 years.

What I see most in Maple Ridge suites:
→ The suite alarm and the upstairs alarms aren't connected, so a fire downstairs doesn't wake anyone up top
→ No alarm outside the suite bedroom
→ Alarms that went in with the reno and are now past their date
→ No record of when anything was last tested

Swap of tenants coming up, or haven't checked in a year? My smoke alarm test covers every smoke and CO alarm in the house and suite. You get a written test record for your file, your insurer or your strata. $99.99 service fee, plus alarms. Units priced before I start, evenings and weekends at no extra charge. Strata buildings get a per-building quote.

Smoke alarm testing in Haney, Maple Ridge, and a heads-up: B.C. isn't falling back this year.

The province moved to permanent daylight time in March. On Sunday, Nov 1, your clocks stay where they are.

For years, the clock change was the reminder to test your smoke alarms. Change the clocks, press the button. This fall that reminder doesn't come, so here's one anyway.

Ten minutes this weekend:
→ Press the test button on every smoke alarm
→ Listen. Do they all sound together, or just the one you pressed?
→ Flip each one over and read the date on the back
→ Anything past 10 years gets replaced, even if it still beeps

If you'd rather I do it, my smoke alarm test covers every unit in the house: the interconnect, the dates and the placement. $99.99 service fee, plus alarms, with a written test record. Evenings and weekends at no extra charge. Haney, the rest of Maple Ridge, Pitt Meadows and across the Lower Mainland.

Two Maple Ridge neighbourhoods, one question for both.

In Hammond, a lot of the houses are older than the rules about smoke alarms. Alarms got added over the years, a battery unit here and another there, and plenty of them aren't connected to each other.

Out in Websters Corners it's the opposite problem: big lots, long hallways, a shop or a suite out back. Distance is the issue.

Here's the five-minute test. Press the test button on one alarm and walk the house. Does every alarm sound? Can you hear it from the bedrooms with the doors shut?

If the answer is no, a fire in the basement or the shop can burn a long time before anyone upstairs knows.

I test smoke alarms in Hammond, Websters Corners and across Maple Ridge: every unit, the interconnect, the dates and the placement. $99.99 service fee, plus alarms. Written test record, evenings and weekends at no extra charge.

Heading to Celebrate the Night at the ACT on Saturday? Have fun. Press a test button when you get home.

Hear that chirp at 3 a.m.? That’s your smoke alarm asking for help.

A single chirp every 30 to 60 seconds usually means one of two things:
→ A low battery in a replaceable-battery alarm
→ A sealed 10-year alarm that’s reached end of life. No new battery will stop that one.

Flip the alarm over and check the date on the back. If it’s 10 years old or close to it, it’s due.

Can’t reach it, can’t find which one it is, or a new battery didn’t fix it? That’s what I do. I find the chirping alarm, fix it, and test every smoke and CO alarm in the house before I leave, including the ones up high.

$99.99 service fee, $4.99 per battery, and any replacement alarms priced before I start. No Hidden Fees, GST only. Same-day or next-day visits in Silver Valley, across Maple Ridge and throughout the Lower Mainland, with evenings and weekends at no extra charge.

Smoke alarm replacement in Albion, Maple Ridge, and a question I get a lot: "I already bought the alarms. Will you still put them in?"

Yes.

Earlier this month a customer ordered two hardwired smoke and CO alarms online, the same model as the pair that kept chirping, and booked me to swap them. $99.99 service fee, plus alarms. Done in one trip.

What I check on every hardwired swap:
→ The date on the back of every alarm in the house, not just the noisy one
→ Matching brands on the interconnect loop. Mixed brands often won't set each other off.
→ Every alarm sounds when one is tested
→ Placement: outside the bedrooms and on every floor

If you'd rather I supply the units, I'll price them before I start. Evenings and weekends at no extra charge.

Smoke alarm testing in Silver Valley, Maple Ridge.

Flip any smoke alarm over and there's a date on it. This one says "Replace by 2029." Plenty I take down say 2026. A few say a year that's already gone.

Most of Silver Valley went up over the last 20-odd years. The alarms the builder put in are reaching the end of their 10-year life now, and in a lot of houses they all hit it at the same time.

A homeowner called me a couple of weeks ago about a double chirp. The label read "replace in 2026." Nothing was broken. The alarm was simply done.

B.C.'s Fire Commissioner found a working smoke alarm in only 45% of reported home fires in 2022. Old, dead and pulled-down alarms are a big part of that gap.

My smoke alarm test covers every smoke and CO alarm in the house: age, placement and interconnection. You get a written test record you can hand to a strata, landlord or insurer. $99.99 service fee, plus alarms. Evenings and weekends at no extra charge. If anything needs replacing, I price the units before I touch them.

100 five-star Google reviews. 🎉

Emmy and I are celebrating the only way that makes sense: burgers in the van.

Every one of those reviews comes from a real home in the Lower Mainland where I showed up myself, tested the alarms, and left things safer than I found them. Thank you to every customer who took a minute to write one. It means more than you know.

Here's to the next 100. 🍔🐶
