Are Wolcott Residents Ready for the Revaluation Coming?

Dear Wolcott Taxpayers,
Next year, the Town of Wolcott will endure a revaluation for our all commercial and residential property based on the 2025 grand list. There are four main factors that affect our local property taxes after revaluation:

 Property Value Increases
 Mill Rate Adjustments
 Phasing-in Revaluations
 Local Budgetary Needs

If the current CT Trends continues (similar to the past two years) Wolcott Homeowners could see a 10-30% increase in their property tax bills based on the above factors. Property Owners can appeal the revaluation determination through the Wolcott Board of Assessment Appeals. This is part of the process to endure fair,
honest and ethical home evaluations. Without proper checks and balances like ‘assessment appeals’, how can we protect our residents from more taxing hardships.

My name is Youssef (Joey) Macary, and I am running for the Wolcott Board of Assessment Appeals. I have lived in Wolcott my whole life, attending our public schools and proudly graduating from Wolcott High School in June 2022. I graduated last year from UConn with a bachelor’s degree in business, majoring in Management and minoring in Public Policy. Currently, I am enrolled in the master’s program at UConn for Public Administration (MPA). I am currently interning with the CT Foodshare in Wallingford, serving as President of the Tolland County Robotics Foundation, and working for Navy STEM in Storrs, Connecticut..

Based on my educational backgrounds, residency in Wolcott, and my academic studies, I strongly feel that we need a government that supports its citizens and provides them with fair, honest and equitable leadership on our town boards and local commissions. One of our founding principles in America is having checks and balances, where no one party has a super-majority to do what it wants, regardless of what town voters say. I firmly believe that and I pledge now to not overly burden the Wolcott taxpayers with a fair and equitable process of appeal.

This year alone, Wolcott raised the property tax rate by nearly 3 mills (2.86). Homeowners could see a 10-25% increase in property taxes based on their home evaluations. Our current budget has higher taxes, while underfunding our schools. This is not the recipe for a successful community or stable tax base. By being on the
Board of Assessment Appeal, I will ensure that our taxation is fair, honest and equitable for all taxpayers.

Thank you for your time and consideration.
I am asking for your vote on Tuesday, November 4 .
Elect Row A for Accountability.

Sincerely,
Youssef (Joey) Macary
Candidate for Wolcott Board of Assessment Appeals
