Scammers charging $100 or more for public records available directly from the County Clerk’s Office

CONROE, Texas — Montgomery County Clerk L. Brandon Steinmann is alerting property owners to a predatory mail scheme circulating throughout the county. These official-looking solicitations are not affiliated with the Montgomery County Clerk’s Office or any government agency, and they charge fees of $100 or more for documents that are available at a fraction of that cost.

“Before you pay anyone for a deed copy, contact our office first,” said Steinmann. “Deed copies are public records. You should never have to pay a private company $100 or more to get a copy of your own deed.”

What Residents Should Know:
These mailers are not from the Montgomery County Clerk’s Office or any government entity.

Deed copies are public records, available directly from the County Clerk’s Office at standard statutory rates. For example, a certified copy costs $5 per document, plus $1 per page.

Residents are not required to pay private companies high fees for official property records.

If you receive one of these letters, do not send payment — contact the County Clerk’s Office first: 936-538-5932.

Residents who believe they have been targeted by this scheme may report the solicitation to the Texas Attorney General’s Consumer Protection Division at www.texasattorneygeneral.gov or by calling 1-800-621-0508.
