The Town is in the process of updating its Zoning Code and invites residents, property owners, and stakeholders to learn more and share questions at an upcoming public open house.

Join us for a Zoning Code Update Open House on February 4, 2026, from 5:30 p.m. to 7:30 p.m. at the Community Center. This informal, come-and-go event is an opportunity to ask questions, get clear answers, and learn how the proposed code updates may impact the community.

Good Morning Equine Group! As most of you are aware, we are back at updating the zoning ordinances. We would like your input on the situation regarding the proposed zoning changes. Example, what do you feel is a good animal count per acre, etc. Thank you!
Lots for Animal or Equestrian Home Occupations.
• One (1) cloven hoofed / ungulate animal per 20,000 sq ft of property. All such animals shall be owned by members of the family occupying the premises.
• Offspring of animals maintained on the same property that are less than 6 months old or that have not been weaned, whichever is longer, shall not be subject to the minimum lot standard.
• No animals will be sheltered, fed, or watered within 20 feet of the property line.
• Cattle are permitted in the rear yard of a lot or side on properties greater than five acres of land.
Non-commercial keeping of horses.
• Corrals may not be located in the front yard of a property unless the lot consists of two (2) or more acres. If the lot is less than two (2) acres all corrals must be located at the side and/or rear yard.
• Corrals must be set back no less than four feet (4’) from all lot lines. If the horse corral or property is contiguous to other horse corrals or property on side or rear lots, the setbacks for horse corrals, arenas, turn outs and/or pastures may be a minimum of two feet (2’) from the side and rear lot lines.
• One (1) cloven hoofed / ungulate animal per 20,000 sq ft of property.
• Offspring of animals maintained on the same property that are less than 6 months old or that have not been weaned, whichever is longer, shall not be subject to the minimum lot standard.
• Manure shall be actively managed to either contain it on site and be properly disposed of for all animals on the property. No manure stockpiling or composting will be located within twenty (20) feet of a property line.
• A Conditional Use permit may be requested to exceed allowances for the number of animals kept on site or to request a waiver if documentation is available that specific provisions inhibit best ecological practices on a lot.
RV Living.
• It shall be unlawful for any person to camp on any private property within the town limits, except as allowed for properties designated and approved for such uses, such as for a legally established and permitted RV park or mobile home park, maintained and operated in accordance with all Town codes and ordinances.
o An exception shall be granted to allow temporary guests of a detached single-family residential property to stay in an RV or travel trailer parked in the side or rear of the property according to the following regulations;
o Temporary camping shall be allowed by guests on private property developed with a single- family residential use and not on vacant property or on abutting public right-of-way, as per the standards set forth in Town code.
o No person(s) shall so camp for more than two weeks per visit.
o Property owners shall be limited to not more than three (3) such camping visits in total per calendar year
o Camping shall be in a RV or travel trailer only, with a self-contained sewage collection system.
o No more than one temporary guest RV on a single property unless there is four (4) acres or more, then an additional guest RV would be permitted.
o A temporary use permit shall be required for all temporary guest RV or travel trailer subject to adopted fee schedule
Accessory Roping Arenas
• Minimum Acreage: Roping Arenas as defined in Article 14-8, must be established on no less than five (5) acres.
• Noise: Roping Arenas will comply with all applicable noise ordinances within this Town Code. In particular, use of public address systems shall conclude with the end of the event, or as determined by the Council per Article 14-2.
• Dust: Roping Arenas will perform dust mitigation activities that include methods for controlling dust such as the applying of water during morning or evening hours when applicable.
• Lighting: Lighting will comply with standards of Article 14-6-8.
• Manure Management: Manure shall be actively managed to either contain it on site or be properly disposed of for all animals on the property to manage smell and pests. No manure stockpiling or composting will be located within 20 feet of a property line.

The takeaways from the first community meeting hosted by Matrix. 🐴

- Support rural and equine-related land uses
- Promote the Town’s reputation as the premier roping destination
- New development should maintain and enhance the scale and intensity of uses
- Design standards should be used to promote the envisioned community character
- Provide opportunities for affordable and attainable housing where appropriate
- Expand recreational opportunities such as trails for hiking, biking, and equestrian use n Improve community connectivity through multi-use paths and trails
