Utah Housing Corporation was proud to join project partners and new residents on May 20 to celebrate the ribbon cutting of Magnolia at Homestead, which adds 140 units to the Homestead affordable housing community in Logan. Serving households earning up to 60% of area median income, the development provides high-quality housing designed to support stability, connection, and long-term quality of life for Utahns residing there.

UHC helped make Magnolia at Homestead possible by issuing $17.7 million in private activity bonds and awarding federal 4% Low-Income Housing Tax Credits that generated approximately $12.2 million in equity for the project. This financing supports thoughtfully designed housing that blends affordability with modern amenities and community-centered living.

Residents will enjoy brand-new apartments with energy-efficient appliances, private patios or balconies, and access to amenities including a fitness center, pool and spa, playground, pickleball court, clubhouse, and outdoor gathering spaces. Utah Housing Corporation (UHC) was pleased to celebrate the completion of Copper Eagle, Iron Falcon, and Silver Hawk, three housing projects consisting of 21 newly constructed single-family homes in Enoch. UHC’s 9% federal tax credit awards of $768,000 generated equity for the homes valued at $7 million in aggregate. UHC also provided the permanent debt financing of $7 million, development consultation, and project management services.

The 4-bed, 2-bath homes form a neighborhood not just from their proximity to each other on the same street, but because of the community that’s formed from tenants who will have the opportunity to become homeowners as a part of UHC’s rent-to-own CROWN program. Mountain Country Home Solutions, who developed the Enoch homes, treated residents to a barbecue and raffle on May 14. The smell of food grilling and the sight of children riding bikes up and down the street epitomized the American dream of homeownership, which 21 households are one step closer to achieving.

Utah Housing Corporation (UHC) is pleased to celebrate the completion of Homestead Landing; an affordable multifamily development located in Price. UHC coordinated financing of the 168-unit project as issuer of tax-exempt private activity bonds, and allocator of federal and state low-income housing tax credits (LIHTC) which injected equity totaling approximately $41,110,273 into the project.

During the ribbon cutting event held on April 22, UHC’s team met one of Homestead Landing’s first residents, Linda Fassett, who shared an incredible story of resiliency after years of physical hardship and a life-altering accident left her without a home:

After a decade of traveling the country and working in national parks, Linda Fassett’s life was built on independence and adventure. But chronic arthritis led to multiple surgeries, forcing her out of work. While attempting to start over, a devastating car accident changed everything. “Everything about my life that I had known and loved came to a stop,” she said. The crash left her seriously injured and destroyed her truck and fifth wheel trailer, which had served as her home during her tenure with the National Park Service.

Fassett moved in with her son to recover. The physical pain was compounded by the loss of nearly everything she owned. “What I owned…barely filled the back of my son’s pickup truck. That was devastating to see” she recalled. Suddenly retired and living on a reduced income, she faced an uncertain future and the very real possibility of long-term housing instability.

While attempting to get on the waitlist for a LIHTC property in Richfield called Sandstone Hills, Fassett learned about Homestead Landing—operated by the same developer, CJM Development Group—which would soon be opening. Property management staff immediately went to work helping Linda find an adequate unit. “That lifted a lot of weight off my shoulders… because then I didn’t have to be homeless anymore,” she said. With reduced rent and a safe, comfortable home, Fassett was able to begin rebuilding her life.

Today, she describes her apartment at Homestead Landing as “probably the nicest place that I have ever lived.” More importantly, it has restored something far greater than comfort—her independence. “I got my freedom back,” Fassett said. Stories like hers highlight the life-changing impact of housing that is affordable, and the critical role it plays in helping individuals regain stability in a place they can call home.

Quail Crossing at Desert's Edge is the first Low-Income Housing Tax Credit (LIHTC) development in Santa Clara, and will bring 60 affordable rental units as one phase of larger housing development plans for the area. UHC awarded the project federal 9% tax credits and state tax credits that will generate equity with a combined aggregate value of approximately $14,297,805.

Several of Utah Housing Corporation’s (UHC) team braved frigid, snowy conditions on February 18 to participate in the groundbreaking ceremony for Homefront, which will see the construction of Permanent Supportive Housing for Utahns in need of long-term clinical care and other supportive services provided by Valley Behavioral Health.

UHC is funding a permanent loan of approximately $4,233,828 in addition to allocating federal and state tax credit awards that will generate approximately $28,422,158 in combined, additional equity to finance the 68-unit project.

What was once a mostly-vacant medical office building will now house Utahns earning between 25% and 50% of area median income (AMI), as the ribbon cutting ceremony for Victory Heights on February 10 marked the start of a new life for the property as an affordable housing development.

The clever conversion created 88 units ranging from studio to 4-bedroom apartments. Utah Housing Corporation (UHC) awarded federal 9% Low-income Housing Tax Credits (LIHTC) to the development in two phases, which combine for approximately $26,637,336 in equity generated from the sale of the tax credits.

The sustainably-built project incorporates the existing parking garage and adds indoor and outdoor community spaces and amenities for residents. Victory Heights is within walking distance of public transportation, an elementary school, senior center, and public parks, and is in close proximity to the University of Utah, two major hospitals, cultural centers, and other core conveniences. Special set-asides at Victory Heights include units reserved for refugees and for persons experiencing homelessness, for which Volunteers of America will provide case services.

With a strong mix of one- through four-bedroom homes and affordability levels serving residents at 30%, 50%, and 60% of area median income, The Howick provides stable, high-quality housing for working families and individuals across Salt Lake County.

UHC played a key role in making this development possible by issuing $30 million in private activity bonds, awarding federal 4% Low-Income Housing Tax Credits generating approximately $27.5 million in equity, and awarding state housing tax credits generating nearly $3 million in additional equity. This layered financing supports a thoughtfully designed, Enterprise Green Communities–certified project focused on long-term affordability and sustainability.

Shortly after attending a legislative meeting at the Capitol, Utah Housing Corporation (UHC) President & CEO David Damschen sat down to speak with Nate Carlisle from FOX13 regarding the First-time Homebuyer Assistance Program, which has helped nearly 3,000 Utah households in buying a home since its creation during the 2023 General Session.
