It has come to our attention that a new click-bait video is being widely shared containing false and misleading information about property taxes.
Here are the facts:
✅ There is no federal law that grants property tax assessment caps based on age. Property taxes are governed by state and local governments, not the federal government.
✅ Claims about a federal mandate, a "universal master form," or special tax benefits based on the decade you were born are misinformation from sensationalized online videos designed to generate clicks.
✅ No federal spending package has changed Utah's local property tax laws.
Please do not be misled into watching these videos or purchasing unrelated financial products based on these false claims.
For Utah property owners:
• Utah does NOT have a senior property tax freeze program that locks in your home's assessed value.
• Utah DOES offer a property tax reduction program known as the Circuit Breaker program for qualifying homeowners. Information about this program is available through the Auditor's Office.
• Homeowners can also verify that their property receives the Primary Residential Exemption, which exempts 45% of your home's fair market value from property taxes when the property is your primary residence, regardless of age or income.
Important Reminder: New Utah legislation requires a Residential Exemption form to be filed with the Assessor's Office whenever there is a name change on a property. The form is available on our website.
