Potlatch Homes: (CLT_PR_prospect flyer)This project has no federal funds it was all built with donations, grants and sponsorships. There are 4 homes available. They are 3 bedroom and 2 bath homes located in Priest River Idaho. They are listed at $270,000. These are a land trust so the buyer doesn’t own the land, it is held by a non-profit entity (LEAP) with a 99 year lease. This is one of the ways the price can be kept as low as it is. There are some qualifications for this program the main qualification is that the family is at or under 130% of AMI based on the family size:

There are some caveats in the ground lease that protect the homeowner in case the non-profit who owns the land goes out of business. Additionally, if you or someone you know is close to being able to get a loan for this project but has a barrier please tell them to reach out anyway, LEAP is willing to adjust as needed (if they are able to) in an effort to get families into these homes asap.

Jasper Loop: (JL Flyer) this is a 3 bedroom 2 bath home in the city limits of Ponderay. This is a unique opportunity for someone who fits the qualifications. This home was built with federal funds which means it is more restrictive. For this home we are looking for the family that fits the qualifications that IHFA requires. The main requirement we are vetting is income. For this program the family has to be under 80% AMI.

This family has to get a loan through the open market for how ever much they can afford. Once they are qualified for the loan, I need to be notified. And need to be authorized to communicate with the lender. The family’s information will be sent to the team at IHFA for review. If they qualify and are selected then IHFA will be directly involved from there. The home will be sold for $437,500. If the family can only qualify for $300,000 (for example) then IHFA will come in with a silent second loan for the difference. I believe this loan is 0 interest and 0 payments. However, if the family sells, refinances or when 15 years is up, they will have to repay that loan to IHFA.
