How much does Tuscan Village actually contribute to Salem's taxes and what does it mean for your tax bill? We've put together a full presentation breaking it all down. Here are a few highlights:

💰 Tuscan Village generated $9.87 million in property taxes in 2025 about 7.3% of Salem's entire tax levy, from one corridor on Route 28.

📈 That number has grown 85% since 2022, and several major properties (including Whole Foods) are still ramping up to full value.

🏠 Without Tuscan, the median Salem homeowner would pay an estimated $675 more per year. Tuscan isn't lowering your tax bill it's helping keep it from rising even more.

🏗️ Tuscan has also paid $10.3 million in one-time impact fees for roads, public safety, schools, and recreation

We know residents have questions about why taxes haven't gone down given this growth and we tackle that head-on in the presentation.
