📢 Remembering September 11, 2001

The City of St. Pete Beach pauses to recognize and remember the tragic events of September 11, 2001—25 years ago this year. On that day, our nation experienced an unimaginable loss of life and a profound moment of grief that forever changed the course of our history.

We remember the 2,977 innocent people who lost their lives, the families who were left behind, and the countless individuals whose lives were forever changed. We especially honor the 343 firefighters of the New York City Fire Department who made the ultimate sacrifice, running toward danger when others were trying to escape. Their courage, selflessness, and commitment to protecting others remain an enduring example of the very best of the human spirit.

We also recognize the police officers, emergency medical personnel, military members, public servants, and other first responders who answered the call that day and in the difficult days that followed. Their dedication reminds us that service is not simply a profession—it is a commitment to community, to country, and to one another.

As we remember September 11, we are also reminded of the strength that comes from standing together. This year carries special meaning as our nation celebrates the 250th anniversary of the United States of America—a milestone that invites us to reflect not only on our history, but on the shared values, freedoms, and ideals that continue to unite us.

Today, the City of St. Pete Beach stands together as one community, one island, and as part of one nation. We honor those we lost, express our gratitude to those who serve, and reaffirm our appreciation for all first responders and for the men and women who protect our nation’s freedom and security.

📢 Important Information About Your 2026 Property Value:

The City of St. Pete Beach understands that changes to property values following Hurricanes Helene and Milton may raise questions. We want to provide clear information about what you should know and what steps to take if you believe your 2026 property value is incorrect.

‼️ Most Important: Don’t Miss the VAB Deadline ‼️

September 11 is NOT a City deadline. The City can continue providing and correcting permit information to the Pinellas County Property Appraiser throughout the year. A record being under review does not prevent the City from making corrections later.

However, property owners have a separate deadline to file a Value Adjustment Board (VAB) petition if they disagree with their 2026 assessed value. That deadline is generally 25 days after the mailing of the TRIM notice. Please confirm the specific deadline on your 2026 TRIM notice or with the Clerk of the Circuit Court.

If you believe your 2026 value is incorrect, do not wait for a City permit review to be completed. File a VAB petition before the deadline to preserve your right to appeal, while continuing to work with the Property Appraiser’s Office and the City to resolve the issue.

‼️ What You Should Do Now ‼️

1. Review your property record.
Visit the Pinellas County Property Appraiser and review your property information, including the square footage listed under Building Information.

2. Contact the Property Appraiser’s Office.
Call (727) 464-3207 and ask for the appraiser assigned to your area. Have your parcel number available. Many questions can be resolved directly with the appraiser without a hearing.

3. Contact the City if you believe permit information is inaccurate.
The City is continuing to review certain hurricane-related records and will work with the Property Appraiser’s Office to correct information when errors are identified.

4. File a VAB petition if you disagree with your assessed value.
Filing the petition preserves your appeal rights while you continue working with the Property Appraiser’s Office. You do not need to wait for the City or Property Appraiser to complete a record review before filing.

Why Your 2026 Value May Have Increased

🚫 An increase in your 2026 value does NOT necessarily mean your property record is incorrect.

Following the hurricanes, damaged properties were reduced on the January 1, 2025, tax roll to reflect their damaged condition. Once repaired, properties may be valued in their repaired condition on January 1, 2026. This can result in an increase that largely reflects the restoration of value previously reduced because of storm damage.

Florida’s calamity provisions may limit how qualifying hurricane-related repairs and reconstruction affect assessed value. However, eligibility depends on factors including the actual scope of work, the property’s homestead status, the timing of the work, and the finished living area.

A permit labeled “hurricane repair” or “remodel” does not by itself determine how a property is assessed.

✔️ The City Is Continuing Its Review

The City is working with the Property Appraiser’s Office to review specific records where additional clarification may be needed. We appreciate your patience and are committed to ensuring property records are accurate and that residents have clear information about their options.

If you believe your 2026 property value is incorrect, please take action now: review your property record, contact the Property Appraiser’s Office, and file a VAB petition before the applicable deadline if necessary.
