Riverlake Community Association Homeowners Association for the Riverlake Community The Community. Riverlake is an upscale community located in the Greenhaven/Pocket area of Sacramento.

It is generally bound on the North by Rush River Drive, on the East by Greenhaven Drive, on the South by the Sacramento River and on the West by Bridgeview Drive and Oak Bay Circle. Riverlake was conceived and commenced development in 1987 through the vision and efforts of the Parker Development Company. Currently, it consists of 11 villages comprising approximately 1,010 home lots (including 150

lake front lots), 4 apartment complexes comprising 770 units, a small specialty shopping center, a Montessori school and a 32 acre man made lake. The total residential and commercial lots/deemed lots are 1,176. There are approximately 28 vacant, single family, custom lots. Approximately 75% of the lots are gated with private streets. A new development of 139 homes is currently under construction and is planned for annexation into Riverlake, bringing the total number of lots/deemed lots to 1,315. The Association. Association common area includes several acres of landscaped common areas, including 7 small marinas, private streets and an association office building. There are two governing boards: The Riverlake Community Association Board and the Riverlake Lake Association Board. In addition, there is an Architectural Control Committee, a Personnel Committee and a Finance Committee. Additional support to the Boards is provided by an ad hoc Landscape Committee. The staff consists of a General Manager, an Administrative Coordinator, Administrative Assistant, and a Maintenance Technician. The Association contracts for landscape maintenance, accounting services, grounds patrol and street maintenance services. Financial. The combined annual budget for both combined associations is approximately $1,600,000 including capital replacement expenses

Pocket Road Ornamental Pear Tree
Replacement Project

As many of you know, several years ago there was a campaign to prune a significant mistletoe infestation from the pear trees along Pocket Road. The campaign, which was a short-term fix, but was successful and kept the trees from immediately dying. The City Arborist, the Riverlake Community Association, and Council Member Darrell Fong have continued to discuss a long-term strategy to replace the pear trees. All of the parties agree that the trees are susceptible to infection and do need to be replaced. The concern is whether to replace the trees in small batches, all at once, or in phases. Given the available funding and desire to be fiscally responsible with taxpayer funds, the City Public Works Department believes the best approach is to replace the trees in two phases. Starting the last week of October, the Public Works, Urban Forestry Division will begin removing/replacing the pear trees. Replanting should be complete by approximately December 1.

Tired of the way the signs look within the gated villages? Well the Board during their August meeting just approved a contract to have all the signs redone. Very shortly the signage should look all spiffy and new!

The work on the bulkhead for the main portion of the lake is complete and the portion in front of the Landing apartments should be complete within the week. Two major projects complete for the year. Next up the docks! Lots of work to do there and lots of background work is currently being done.

Work on the Bulkhead top cap continues, the punch-list work should be complete in a few days, then the contractors will spend about a week over in the Landing apartment area.

The Day the Concrete Was Poured - your money at work. There was severe soil erosion around the boat ramp near the office. To repair this a concrete box was constructed around the ramp. The following is video diary of the process used to create the box.
