A new California law will give property owners notice of any changes to their deed---providing an important safeguard against real estate fraud.

Authored by State Senator Kelly Seyarto, the bill (SB 255) takes effect on Jan. 1, 2027. It requires every California county to establish a county recorder notification program. Counties will notify property owners of any action executing a deed, quitclaim deed, mortgage or deed of trust within 30 days of recordation.

SB 255 also allows any county recorder to establish an electronic notification program that property owners can opt-in to receive notifications.

The life chances of children caring for family members are among the stakes we face right now.

"Federal cuts to Medicaid, the country’s main payer for long-term aid at home, will force some people from the program and reduce home care for others. And even for those who remain eligible — or who can pay for it themselves — support may be elusive: Last year, the home care waiting list for Medicaid beneficiaries alone topped 600,000. Nearly one-third of all home care aides, who typically make less than $17 an hour, are immigrants, and the Labor Department projects about 766,000 openings every year. Inevitably the work falls to whoever else lives in the household — even if they’re children."
