Did you know your ceiling fan can help you stay comfortable during the cooler months?

When you turn on your ceiling fan in fall and winter, make sure it’s rotating clockwise.

Why? Warm air naturally rises. Running your fan clockwise helps push that warm air back down into the room, helping your home feel more comfortable.

💡 Here’s the bonus: Running a ceiling fan uses relatively little electricity, and circulating warm air can help you get more comfort from the heat you're already paying for.

Thinking about selling your home? The way buyers experience your home during a showing can make a big difference.

Once your home goes on the market, buyers are going to want to see it in person.

A showing is your opportunity to make a great first impression.

Before a showing, I recommend making the home feel clean, bright, and welcoming.

Turn on the lights, open the blinds, put away personal items and clutter, and make sure the temperature is comfortable.

And here's an important one: give buyers some space.

When possible, let them walk through the home with their agent without the seller being present.

Buyers need to feel comfortable talking openly about what they like, what they don't like, and whether the home could be right for them.

What Happens After Your Offer Is Accepted?
Your offer was accepted! Congratulations! But what happens next?

Once your offer is accepted, the home doesn't automatically become yours just yet. This is when the escrow process begins.

During escrow, several important things happen. Your lender continues working on your loan, inspections are completed, the appraisal may be ordered, and the title company works to make sure everything is ready for closing.

You'll also have deadlines to meet, so staying in communication with your Realtor and lender is very important.

Think of escrow as the process that takes you from accepted offer to getting the keys. 🔑

And here's something important: the highest offer isn't always the best offer.

A seller may also consider the strength of the buyer, financing, contingencies, closing timeline, and other terms.

Once your offer is submitted, the seller can accept it, reject it, or come back with a counteroffer.

That's where negotiation begins.

So before you make an offer, make sure you understand not only what you're offering, but why you're offering it.
