NOTICE OF NSPIRE INSPECTIONS
SMITH VILLAGE AND DILLINGHAM HEIGHTS RESIDENTS ONLY!

On Tuesday, September 8th and Wednesday, September 9th between 8:00 AM and 6:00 PM RANDOM dwelling units will be inspected by an NSPIRE (National Standards for the Physical Inspection of Real Estate) Inspector, as required by the U.S. Department of Housing and Urban Development (“HUD”) until completed. Due to scheduling variations that may arise, be prepared for 2 days before and up to 3 days after the actual inspection date for possible entry by the inspector. The NSPIRE Inspector will be accompanied by a Housing Authority staff member.
The NSPIRE Inspection evaluates the overall condition of the dwelling units; common areas (i.e., administrative buildings, community rooms, etc.) and building systems; and building and site exteriors, to determine that the Housing Authority properties are “functionally adequate, operable, and free of health and safety hazards.” Residents have the choice to be present. If you are not home and your unit is randomly selected, the inspection will move forward.
NOTE: PETS, ESPECIALLY DOGS, MUST BE CAGED IF NO ONE IS HOME FOR THE SAFETY OF THE INSPECTOR AND STAFF.
To prepare for the NSPIRE inspection, you are required to do the following:
• Ensure that all smoke detectors and carbon monoxide detectors are installed and operating properly. NOTE: REMOVING OR DISABLING THE DETECTORS IS A SERIOUS LEASE VIOLATION OF STATE AND LOCAL HOUSING CODES; AND APPROPRIATE ACTION WILL BE TAKEN TO TERMINATE THE HOUSEHOLD’S LEASE, IF DETECTORS ARE REMOVED OR DISABLED.
• Remove all items obstructing or blocking the windows and/or exterior entry doors (front and back), both inside and outside.
• Ensure that NOTHING is being stored in your utility (water heater) closet. This is a lease violation and if any item at all (even just a broom) is located in this closet, you will face termination of your lease for a severe health and safety violation.
• Have all your stairways free of items that hinder egress, such as shoes, bags, boxes, etc.
We appreciate your cooperation and encourage you to let us know if you have any work orders that need addressed while we prepare for this inspection.

Sincerely,
Jessica Strong
Executive Director
