MEETING ABOUT PROPOSED NEW HOMES, RETAIL SPACES AND HOTEL ON SW CORNER OF DAYCREEK AND BASELINE

I met with the developer today. They're a good company, and they really want to hear our concerns. No guarantees if they will react to our demands, but I made it pretty clear that we're unlikely to support this high density project without some changes. They reminded me of what the alternative may be (commercial) which should be considered, but this plan needs to be much more sensitive to its impact on us neighbors.
Most of the concerns that I have heard from our neighbors are:
1) Park space - there are ZERO public places for kids to play in the entire are between Baseline and Foothill from Day Creek to Rochester. We need to demand a Public park. It might have to be HOA maintained, or we need to demand that the city accepts it via a CFD maintenance district. There are only small dining areas and a nice, but private rec center in their plan.
2) Schools: Terra Vista elementary is steady overcrowded and this project would add at least 150 new students. There was supposed to be a school built at Arbor park, but that was changed to single family homes.
3) Parking: the residents and guests at the condos on the southwest corner of Church and Day Creek already park in our community and leave trash and congregate here - and that project is far less dense than DR Horton's proposed project. Their extra cars will be all over our community.
4) High density - directly adjacent to lower density. Their should be more of a transition to protect the privacy and views from the homes immediately south of this project.
5) Hotel? Really? Is there a need for a hotel within a residential area. Kinda silly. Can't imagine a high-end boutique hotel in this location staying in business very long. Then what? Convert it to apartments?
We need an organized and thoughtful cooperative effort to help DR Horton develop a new community that works with the existing community. Please attend the meeting on Wednesday at 6:30 at Windrows Elementary.
