According to the National Association of Realtors, 41% of buyers attended an open house during their home search.
So if you're selling, don't dismiss open houses. Whether or not an open house is where your buyer comes from, they serve a strategic purpose.
Here are just a few reasons why you should always consider holding at least one open house when you list your home:
➀ Increased Exposure.
An open house creates a buzz and generates heightened exposure for your home. By opening your doors to a wide range of prospective buyers, you increase the chances of attracting serious and motivated buyers who may have missed your listing online. Additionally, it allows prospective buyers to see their competition, which encourages them to make their best possible offer.
➁ Showcasing Your Home's Potential.
During an open house, your agent will showcase your home's unique features and highlight its potential to buyers. Further, buyers can explore the home freely and ask questions, which helps build rapport and establishes credibility, giving buyers the confidence they need to make an informed decision.
➂ Convenience.
Many buyers prefer the convenience of an open house rather than trying to schedule a private showing. Additionally, many buyers who are just starting their search may stop by an open house rather than schedule a showing.
➃ Immediate Feedback.
Your agent will receive immediate feedback from prospective buyers at the open house, which can provide valuable insights into how your home is perceived, any areas that might need improvement, and what aspects buyers find most appealing. If you need to do any additional staging or decluttering, you’ll know right away and can make any necessary changes.
Bottom line: open houses provide more exposure, increase buyer confidence, and can provide valuable insights that can end up netting you more money.
