With heavy hearts, the Osage County Board of County Commissioners has approved the closure of all Osage County offices and buildings on Wednesday, May 20, 2026, in honor and remembrance of District #3 Commissioner Charlie Cartwright.

Commissioner Cartwright faithfully served the citizens of Osage County with dedication, humility, and a deep love for his community. His years of public service and commitment to the people of Osage County will not be forgotten.

County offices will be closed during memorial services to allow county employees, elected officials, friends, and community members the opportunity to pay their respects and honor his memory.

There have been many questions about property values and taxes, and I want to provide some clarity.

By Oklahoma law, the County Assessor is required to determine and report the fair cash (market) value of property each year based on current market data, under the oversight of the Oklahoma Tax Commission.

These laws come from state statutes and constitutional provisions approved through the legislative process and by a vote of the people.

The Assessor’s role is to apply those laws fairly and uniformly, we do not have the authority to change them.

I also want to clarify the “tax freeze.” In Oklahoma, this is a valuation limitation freeze, meaning your taxable value is locked if you qualify. It does not freeze your tax bill.

There are many factors that can change your tax bill, such as school bonds that pass, millage rate changes, additions to the property and other factors that are not controlled by the assessor.

If you have a valuation limitation freeze and your taxes changed, it could be due to several things such as moving residences, millage rate changing, Improvements added, or other circumstances not controlled by the County Assessors office.
