But you do need a strategy.

Amal Issa joined me for a conversation about relationships, off market deals, cold calling, rentals, flips, private money, and the lessons that come from actually doing the work.

One of my favorite parts was her approach to follow up.

She found one property simply by driving through a neighborhood, tracking down the owner, and continuing the conversation for months until the seller was ready.

That is real estate investing in practice.

Build relationships.

Know what you are trying to accomplish.

Then stay flexible enough to change the plan when the numbers, timeline, or property tell you something different.

A good review does not have to say everything was perfect.

Dennis Gribbens said Faisal was tremendously informative at closing and helped them through each document.

He also praised the clarity of the information and a team that genuinely sounded like they cared.

And he mentioned communication hiccups early in the process.

That full picture matters.

Closing can involve a lot of unfamiliar documents and decisions.

Clients should feel comfortable slowing down, asking questions, and understanding what they are signing.

The goal is clarity.

Read carefully.

Ask what each document means.

A foreclosure complaint was dismissed with prejudice.

In a recent Cook County matter, the court denied the lender’s request for summary judgment and dismissed the foreclosure complaint in its entirety with prejudice.

The result came from testing whether the lender could still legally maintain the claim it filed.

A foreclosure case should never be treated as automatic.

The timeline, the underlying obligation, and the lender’s legal position all matter.
