The Low-Income Housing Tax Credit (LIHTC) has long shaped affordable housing development in the U.S., yet its role in supporting cooperative and community-controlled models is still emerging.

Join us for a conversation with practitioners, policymakers, and housing experts as we explore how LIHTC and related financing strategies can help unlock new pathways for social housing. This panel will examine how these tools can be adapted to support long-term affordability and resident control, and what it will take to bring these models to scale.

Resident-controlled housing depends not only on ownership structures but on the ability of communities to govern themselves over time. From affordable housing cooperatives and Mitchell-Lama developments to tenant associations, these models rely on collective decision-making to manage buildings, finances, and shared spaces.

Join us for a conversation with residents, organizers, and housing leaders as we explore what it takes to sustain democratic governance across generations. Drawing on lived experience, this panel will examine how communities navigate leadership transitions, cultural differences, and evolving resident needs while maintaining strong and inclusive participation. Together, we’ll reflect on the everyday practices that keep resident democracy alive. ✨

This Black History Month, we’re honoring NYC’s long history of Black-led organizing for housing justice and community control.

From Seneca Village to Weeksville to the largest rent strike in city history, Black New Yorkers have built communities, defended their homes, and organized against displacement and neglect.
This history reminds us that the fight for safe, dignified, and community-controlled housing is not new and continues to be led by those most impacted.

UHAB carries that legacy forward by equipping residents across New York City with the tools to take control of their housing and protect long-term affordability for future generations.

On Wednesday morning UHAB joined coalition partners, community groups, and elected officials on the steps of City Hall to rally support for the COPA!

The Community Opportunity to Purchase Act (COPA) would give tenants, nonprofits, and community land trusts the first right to buy their buildings when they go up for sale, keeping homes affordable, in the hands of the community, and rooted in resident control.

UHAB is proud to stand with the tenants and communities we work with every day to send the message that we need to tackle the root causes of the affordability crisis, by protecting people’s homes, stopping predatory and speculative practices that fuel displacement, and ensuring residents have decision making power over their homes and their future.

Let’s pass COPA now!

This year, National Co-op Month is dedicated to honoring the role that cooperatives play in building more empowered, sustainable, and democratic communities, under the theme “Cooperatives Build a Better World”. 🌱

For more than 50 years, UHAB has worked to preserve affordable housing, especially for communities who have been historically excluded from homeownership. Throughout New York City affordable housing co-ops are collectively owned, democratically-governed, and deeply rooted in community. 🏙️

This month we will continue to spotlight how housing co-ops and residents are building a better world every day, and how UHAB continues to support that work both locally and nationally.

Switzerland’s cooperative housing model is pushing back against real estate speculation and is committed to producing “more housing that is cheaper than the market price”.

In Lausanne, co-ops offer residents below-market rate rent, one vote in the cooperative, and camaraderie. This creates stronger neighborhoods without the fear of rent hikes or eviction.

UHAB’s mission is rooted in similar values of affordable, equitable housing that empowers communities. Like Lausanne’s co-ops, 𝗛𝗗𝗙𝗖𝘀 𝗸𝗲𝗲𝗽 𝗵𝗼𝗺𝗲𝘀 𝗽𝗲𝗿𝗺𝗮𝗻𝗲𝗻𝘁𝗹𝘆 𝗮𝗳𝗳𝗼𝗿𝗱𝗮𝗯𝗹𝗲 𝗮𝗻𝗱 𝘀𝘂𝘀𝘁𝗮𝗶𝗻𝗮𝗯𝗹𝗲 𝗳𝗼𝗿 𝗹𝗼𝘄-𝗶𝗻𝗰𝗼𝗺𝗲 𝗡𝗲𝘄 𝗬𝗼𝗿𝗸𝗲𝗿𝘀.

As housing costs rise worldwide, models like these prove that 𝗮𝗻𝗼𝘁𝗵𝗲𝗿 𝘄𝗮𝘆 𝗶𝘀 𝗽𝗼𝘀𝘀𝗶𝗯𝗹𝗲: one that prioritizes people over profit and strengthens communities for generations to come.

Please join us in welcoming UHAB’s new General Counsel Alexis Lorenzo.🤝

Alexis brings over two decades of legal experience in civil litigation and transactional work with a deep focus on housing justice. Before joining UHAB, she led the Neighborhood Stabilization Project at Bronx Legal Services, where she worked to combat predatory lending and support low-income cooperative housing. Her career has included roles in both public interest and public practice.

Alexis shared “𝘐 𝘭𝘰𝘰𝘬 𝘧𝘰𝘳𝘸𝘢𝘳𝘥 𝘵𝘰 𝘸𝘰𝘳𝘬𝘪𝘯𝘨 𝘤𝘰𝘭𝘭𝘢𝘣𝘰𝘳𝘢𝘵𝘪𝘷𝘦𝘭𝘺 𝘸𝘪𝘵𝘩 𝘜𝘏𝘈𝘉’𝘴 𝘥𝘪𝘧𝘧𝘦𝘳𝘦𝘯𝘵 𝘪𝘯𝘵𝘦𝘳𝘯𝘢𝘭 𝘵𝘦𝘢𝘮𝘴 𝘢𝘯𝘥 𝘴𝘦𝘳𝘷𝘦 𝘢𝘴 𝘢 𝘱𝘢𝘳𝘵𝘯𝘦𝘳 𝘢𝘯𝘥 𝘱𝘳𝘰𝘣𝘭𝘦𝘮-𝘴𝘰𝘭𝘷𝘦𝘳, 𝘪𝘯𝘵𝘦𝘨𝘳𝘢𝘵𝘪𝘯𝘨 𝘭𝘦𝘨𝘢𝘭 𝘨𝘶𝘪𝘥𝘢𝘯𝘤𝘦 𝘥𝘪𝘳𝘦𝘤𝘵𝘭𝘺 𝘪𝘯𝘵𝘰 𝘪𝘵𝘴 𝘥𝘢𝘺-𝘵𝘰-𝘥𝘢𝘺 𝘰𝘱𝘦𝘳𝘢𝘵𝘪𝘰𝘯𝘴 𝘢𝘯𝘥 𝘣𝘶𝘴𝘪𝘯𝘦𝘴𝘴 𝘴𝘵𝘳𝘢𝘵𝘦𝘨𝘺.”

🌇 Maple Court HDFC collaborated with .h.a.b and to host a rooftop solar tour. They welcomed neighbors, supporters, and co-op residents exploring clean energy solutions for their own buildings. This tour marked a major clean energy milestone in East Harlem!

Thanks to their HDC reserves, Maple Court was able to fully fund the largest rooftop solar installation of any HDFC to date. The $244K project (after incentives) is already paying off and is projected to save the co-op around $32K annually, covering its cost in just 8 years. It also cuts carbon emissions, lowers energy costs for shareholders, and strengthens long-term affordability. 🌍☀️🌱

This is a powerful example of how HDFCs can lead climate solutions for affordable housing, use federal and state incentives to fight rising utility costs, and preserve affordability and sustainability in co-ops.

Thank you to everyone who joined us on the roof! 🔔 Set up alerts for future posts and sign up for our newsletter to find out when the next solar tour is happening.
