2027 Property Reassessment Notices are Starting to Arrive

By law, all taxing bodies such as schools, municipalities (city, township, or borough) and the county are required to adjust their current tax rate, so they do not generate more revenue under the new assessment than they did under the previous assessment.

The County conducted its last reassessment in 2017. Following that reassessment, the County’s millage rate was adjusted from 3.735 down to 2.911 to ensure that reassessment did not generate revenue. An example of the mailer that was sent to all property owners following the millage rate adjustment is included with this post. PLEASE NOTE: This is a visual example only of a taxing bodies requirement to remain revenue neutral and does not reflect what millage rate adjustments are or will be.

Your tax bill is the result of two things – your assessment and the millage rate. Please do not attempt to estimate your 2027 tax bill using the current millage rate and your new assessed property value. Even though your individual assessment may have increased (because the value of your home went up) it does not necessarily mean your taxes are going up. Normally a good rule of thumb is that about 1/3 of property owners will see their taxes go down, 1/3 stay the same, and 1/3 go up. It normally depends on how much the value of your property increases relative to the value of other properties in the County.

Public Service Announcement related to clearing snow:

1. Please do not shovel or blow snow into the street. Eventually this snow will end up back in your driveway when Public Works has to clear the street of your snow.

2. Public works will be pushing snow back to the curb throughout the week. Throwing shovels or obscenities at our Public Works vehicles will not deter or detour our mission.

3. Piles of snow at intersections may be cleared throughout the week as Public Works finds time to load these piles in the dump truck and dispose of them.

4. Please use off street parking during storms to prevent your car from being "plowed in" during the storm or in the days following the storm.

Please remember, our Public Works department works long hours to make sure the roads are clear and safe for you to travel. We do not have any magic spells to make the snow go away, so it must be pushed and piled somewhere. Your help in shoveling and blowing snow into your yards and parking your cars off the street go a long way to helping everything run smooth for our Public Works crews during snow events. Trash collection was cancelled on Saturday 12/27 due to icy road conditions. Contractor will pick up double trash and recycling on 1/3/26. Sorry for the inconvenience...
