Yesterday on Adventures in Real Estate…

Rarely do we find a house that needs to be burned completely to the ground. Foundation included.
But when you spot an eight-legged invader in the window from across the house, the showing is over.
House is no longer insurable. Financing denied. Appraisal canceled. Title company has been notified. Property has been condemned by me personally.

Burn the house down. Burn the neighboring houses down. Probably take out the entire development just to make sure there aren't any stragglers.
At this point, we're not buying real estate anymore. We're establishing a federally mandated spider exclusion zone.
It was a spider.
A very large spider.
And that spider now owns the house

Sometimes the information isn’t exactly wrong—it’s just missing half the story.
VA loans? Yes, you can use your VA benefit to buy a home—and you can restore and reuse that benefit again and again throughout your lifetime as long as you qualify.
Minnesota Housing down payment assistance? Same idea. It’s commonly associated with first-time homebuyers, but some Minnesota Housing programs can also be used by repeat buyers who qualify.
Programs like these aren’t necessarily a one-and-done deal. Know your options before somebody tells you that you don’t have any.

We'll skip the oreos and gummi bears here..
Navigating an Estate at just 18 years old, especially when it’s unexpectedly dropped in your lap, is no easy task. There were a lot of decisions to make, a lot of moving pieces, and plenty of people offering opinions along the way, all while dealing with the unimaginable.
I’m thankful you and your family trusted me enough to make the call to help get this one to market.
Sometimes you don’t need another person telling you what you should do—you need someone with an unbiased view of the industry who can lay out the options, protect your interests, and help pave the path forward.

Another unedited rant!!
I’m the wall between all the bu****it sales tactics in real estate and the representation you should actually be getting.
No pressure. No scripts. No “you have to do this.” No treating you like another number in somebody’s sales machine.
My job isn’t to sell you.
My job is to represent you.
There’s a BIG difference.
No Bull. Just Representation.
That’s not a tagline. That’s how I do business.

This week on Adventures in Real Estate…
There’s a whole lot more to this job than opening doors.
Everybody sees the showings, the closings, the sold signs and the “must be nice” stuff. What you don’t see is everything happening behind the scenes to get a transaction across the finish line.
This week, I needed same-day certified documents from the courthouse for a closing. ( bet you didn't know that was a thing ) Courier couldn’t get there, everyone else was tied up, so off to the Milaca courthouse I went.
Through security, got the documents handled, had a few conversations with random people--( apparently I’m incapable of going anywhere without talking to everybody )… came back outside and found one small problem.

I left the lights on the Ducati.

Dead. 😂

Called one of my clients and friends in Milaca, he pointed me toward a local shop, they came out and jumped the bike, I followed them back, got them paid and hauled ass back to closing.
Walked in with the certified documents with THREE MINUTES TO SPARE.

Then there’s Barbara Miller at Guaranteed Rate NMLS 329237, GR NMLS 2611 . A couple days earlier, we were working on getting a first-time buyer ready to purchase their home. They work 6 AM to 6 PM and needed tax documents delivered. Instead of waiting until the weekend and hoping everything got where it needed to be on time, Barb grabbed them and delivered them herself. ( she doesn't have a ridiculously fast scooter though 😁 )

That’s the stuff nobody sees.
This is the stuff we do, every day.

Today on Adventures in Real Estate…
Another listing, another game of hide-and-seek with the 360 camera.
Focal Point Media - Kody Hughes handles the professional photos and drone work because he’s just the best in the biz. I like doing the virtual tours because I’ve been doing them for years.
Which basically means 15,000 steps of running upstairs, downstairs, and hiding around corners so my ugly mug doesn’t end up in your beautiful listing.
