SF buyers are coming over the bridge.

The AI boom has made the San Francisco market wild this year. The median sale price in the city is up about 25% from last year. In the first half of 2026, 144 SF homes sold for $1M+ over asking. Same time last year, that number was 8.

A lot of those buyers are getting tired of losing bidding wars and are looking north. Agents here are seeing more SF buyers at Marin open houses, many with budgets around $3M.

Marin County’s housing market is heating up 🔥 Homes are selling faster, prices are climbing, and buyers are facing stronger competition than they were a year ago.

August brought a 14.7% increase in median sales price, a 32.1% drop in days on market, and nearly half of homes selling above asking price.

Here’s what the latest numbers tell us about the Marin County market 👇

🏡 $1,760,583 — Median sales price, up 14.7%
⏱️ 19 days — Median days on market, down 32.1%
📈 47.5% — Homes sold above asking, up from 36.2%
💰 102.9% — Average percentage of list price received
🔑 160 homes sold — up 26% from last August
📉 262 homes for sale — down 16.8% year over year
📊 $872/sq. ft. — Median price per square foot, up 6.3%

With nearly half of homes selling above asking and inventory down from last summer, August reflected a tighter, more competitive market for Marin County buyers and sellers.
