Annual Notices of Assessment were mailed out on Friday and since our phones are ringing quite a bit, we can tell they're hitting your mailboxes!

Due to new legislation passed this year, you may notice some changes. The estimated tax is no longer included, and neither are local user fees. These notices are for property value information, not billing.

"What do the Board of Assessors actually do?"

WE APPRAISE PROPERTY, BUT WE VALUE PEOPLE!

The Board of Assessors is responsible for making sure all property, including homes, land, and businesses, is valued fairly and accurately (guided by Georgia Code & Law).

Our priority is maintaining equity and uniformity for all property in Candler County. We do not set the tax rate, and we do not send the tax bills. Our job is to ensure that property values are as accurate as possible and in line with our local market.

We value a strong, working relationship with taxpayers. Do not be afraid to ask questions or get involved in the process. We are here to help.

"What is Homestead Exemption?"

A homestead exemption is a legal provision that reduces the taxable value of your primary residence, which can help lower your property tax bill.

To qualify:

✔ You must own the home

✔ It must be your legal residence as of January 1

✔ You must apply by April 1 with our office

✔ You must not be claiming homestead anywhere else

Common misconceptions about Homestead:

❌ It does not completely relieve your property tax burden

❌ It does not apply to County User fees on your tax bill

❌ Homestead does not automatically apply when you buy a home. The exemption must be applied for.

Did you know that the assessment of real and personal property for tax purposes is handled by the Candler County Board of Assessors? This is an independent board and office of the county responsible for property assessment.

The Candler County Board of Assessors mailed out the 2024 tax assessment notices for Candler County on May 10, 2024. All property owners should receive this notification in the mail. Property assessment notices may also be found on candlertax.org.

THE NOTICE IS NOT A BILL.

The Annual Assessment Notice provides each land owner with information on their fair market value and assessed (40%) value of their property. If you have a question or a concern regarding the value listed under "Current Year Fair Market Value" on the notice you should contact the Assessor's office at (912) 685-6346.

All property owners have the right to appeal the assessed value before the date listed on the notice. The Chief Appraiser is setting appointments for appeals and can be reached at the number above.

These notices contain an estimated tax for 2024 which is based on the current assessed value of the property and the millage rate (tax rate) from last year. The millage rate (tax rate) will be determined by the local governments (City/County/School Board) at a later date and is subject to change. The rate may be lower (or higher) than what is reflected on the notice.

The Board of Assessors is required to re-assess all property in the county not less than every three (3) years. Failure to evaluate property values within a range identified by the State (generally 40% of fair market sales) results in penalties to the county.
