The best fires are the ones where the fire engine isnt needed. ⠀

Having a fire extinguisher readily available to extinguish a small fire in its initial stages prevents it from growing big. ⠀

Never risk life or limb. If the fire can't be put out quickly with an extinguisher, get out. Know your escape routes and get everyone out of the house quickly. Then dial 911.

Any exterior recreational fire pit or containment structure must be permanently constructed, or a listed commercial product designed for burning wood or propane.

The fire ring can be no more than 3 feet in diameter. 🔥

The area surrounding the pit should be clear of any combustible material for a 10 foot radius and a water supply must be made available for extinguishment. 💧💧💧

⁣Emergency Egress Lighting

Here’s another cool product shared with us from a homeowner.

BriteOwl power failure LED light up outlet cover. These lights will function as a nightlight that illuminate walkways and will come on and provide 90 minutes of back up lighting in the event of a power outage. The nightlight feature is optional and can be turned off so that they solely function as emergency lighting during power outages.

Some owners have expressed concerns with the potential for their plug-in egress lights to disappear or be disabled by guests. These outlet cover lights solve that problem and are a more permanent solution.

Available on Amazon or direct from the website.

⁣Fire Extinguisher Placement

McCall's Short Term Rental (STR) safety inspection allows for some variation when it comes to fire extinguisher placement. What it requires is that fire extinguishers are placed in a conspicuous (standing out so as to be clearly visible), unobstructed (nothing blocking or getting in the way of), and unobscured place (not concealed or kept from being seen).

The International Fire Code allows for visual obstruction only when it cannot be avoided. An extinguisher placed in the wall or behind a door is clearly obstructed since it cannot be easily viewed.

Extinguishers. should be mounted along normal means of travel, like a hallway or in the kitchen/living area. If someone new to the house has to ask “Where’s the fire extinguisher?” Then it’s probably not in a conspicuous enough location

The intent of the code is to make extinguisher location easily identifiable and accessible to guests who are unfamiliar with the STR so that they can quickly put out a fire when it’s small and easily controllable. Seconds count when a fire starts!

⁣Egress Window Size Requirements

City code requires all sleeping areas in Short Term Rentals to have an emergency escape and rescue opening that opens to the exterior of the building. That can be a door that opens to the exterior of the building or an exterior window of sufficient size that permits the occupants to escape a fire and to allow a fully outfitted firefighter to enter.

An egress window must meet ALL four of the following criteria: ⠀
▪Minimum net clear opening:
▫Rooms above the grade floor (above ground level): 5.7 sq ft.
▫Rooms at grade floor (ground level) or below openings: 5.0
sq ft.
▪Minimum width of opening: 20 inches
▪Minimum height of opening: 24 inches
▪Maximum window sill height above the floor: 44 inches

Net clear opening means the actual open space available to exit through. This open area must be unobstructed, free and clear for a person to exit or a firefighter to enter.

A window that meets the height and width requirements may still not meet the minimum net clear opening requirement. A window who’s opening is only 20 inches wide by 24 inches high, only has an opening of 3.3 sq. ft.

The net clear opening can be determined by taking measurements with the window fully opened. Multiply the width times the height then divide the total by 144 (1 square foot). This will give you the net clear opening in square feet.
