The deadline for 2026 Homestead & Military applications is Wednesday July 1st. This includes: Homestead Tax Credit, Homestead Exemption for 65+, Military Property Tax Exemption, and Disabled Veteran Homestead Credit. It's that time of year where we get this Frequently Asked Question the most:

The best way to find out where your property lines are is by hiring a licensed land surveyor to locate the property lines or parcel pins for you. Our office is unable to recommend a specific surveying company, but searching for "Mason City Iowa Land Surveyor" online will get you some local options to begin with.

Our office does provide a map of all property lines within city limits on our Beacon web site. Once you have searched your property, click on the "Map" button at the top of the page. While our maps are accurate and give you a good idea of where your lines are, they are not the same as a survey.

Property lines can also be found by locating your parcel pins on all corners of your property. These pins are usually a piece of rebar driven into the ground which over time can get pushed underground but can be found by using a metal detector.

The deadline to submit an Informal Appeal for 2026 assessed values has passed. There is still time to submit a Formal Petition to the Mason City Board of Review. Applications can be submitted in our office or postmarked no later than Thursday April 30th and are also available on our website: https://masoncityassessor.net/board_of_review/appeals/

FAQs: "I'm looking up a property in Mason City on Beacon, why can't I see anything?"
Are you searching for a property within Mason City city limits via the Mason City, IA Beacon Search or the Cerro Gordo County Beacon Search page? Cerro Gordo County, IA has two assessing jurisdictions: all properties within the city limits of Mason City are under the City Assessor's jurisdiction and need to be searched on the Mason City, IA Beacon page. All property in Cerro Gordo County outside of the city limits of Mason City fall under the jurisdiction of the Cerro Gordo County Assessor and property can be searched on the Cerro Gordo County Beacon Website.
There is a 'Click here to search for Mason City parcels' link on the top of the Cerro Gordo County Beacon search page that will direct you from the County to the City Beacon search pages.
If you are searching for a property with a Mason City address and it's not showing up on the Mason City, IA Beacon page, the parcel may be outside of city limits and in the County Assessor's jurisdiction and can be accessed via the 'Click here to search for Cerro Gordo parcels' link at the bottom of the Mason City, IA Beacon search page.

All assessed values for 2026 have been posted to the Mason City, IA Beacon which you can view by visiting our website and clicking on the 'Beacon Real Estate Search' button on the main page. Notices were also sent by mail but only for properties that saw a change in value in 2026 from 2025. They were postmarked and mailed by April 1st and are expected to be delivered by end of this week. If the property's value didn't change from 2025 to 2026, a notice wasn't mailed but the 2026 value can still be viewed on the Mason City, IA Beacon website.
Today is also the beginning of the 2026 appeal period where if you feel your 2026 assessed value is incorrect, you have the opportunity to file an Informal Appeal or a Formal Petition to the Mason City Board of Review. What is the difference?
-An Informal Appeal is submitted to our office for review.
-A Formal Petition to the Mason City Board of Review is an entity that operates independently from our office.
Protestors that file an informal appeal must come to an agreement with the Assessor's office by end of business day on April 25th. Since April 25th falls on a Saturday this year, Iowa code states the deadline moves to the next Business Day, which would be Monday April 27th, 2026 this year. If an agreement is not made, the protestor will then have the option to file a Formal Petition to the Board of Review. All Informal Appeals are reviewed in the order they are received and waiting until the day of April 27th to submit doesn't guarantee there will be enough time for review and agreement by the end of day.
Protestors that file a petition to the Mason City Board of Review must have it submitted to our office or postmarked no later than April 30th.

Section 42 Reporting must be filed by March 1st of each year. This year with March 1st falling on a Sunday, filers have until end of business day on Monday March 2nd to notify our office. A $500 penalty is imposed for failure to notify the Assessor when a property is withdrawn from the Section 42 Program. This notification must also be provided by March 1st of the assessment year, which would also move to Monday March 2nd of this 2026 Assessment Year.

The deadline for the Mason City Urban Revitalization Tax Abatement Program is approaching. This year with February 1st falling on a Sunday, applicants have until the end of business day on Monday February 2nd to submit their application to Development Services at City Hall.
The City of Mason City provides an Urban Revitalization Program offering abatements for new construction and improvements to commercial, multi-residential, and residential properties in selected areas of Mason City. Applications are available from and must be turned into the Development Services Department inside City Hall. Please refer to the slides below for more information:
