The Stahl House, aka Case Study House #22, is a modernist styled house in the Hollywood Hills section of Los Angeles, California that was designed by Pierre Koenig. Photographic and anecdotal evidence suggests that the architect's client, Buck Stahl, may have provided an inspiration for the overall structure. Built in 1959 and part of the Case Study Houses program, the house is considered an iconi

c representation of modern architecture in Los Angeles during the 20th century. It was made famous by a photograph by Julius Shulman showing two women leisurely sitting at a corner of the house with a panoramic view of the city through the floor-to-ceiling glass walls at night. In 2007, the American Institute of Architects listed the Stahl House ( #140) as one of the top 150 structures on its "America's Favorite Architecture" list, one of only 11 in Southern California, and the only privately owned home on the list.

A personal message from the Stahl family

After 65 years, our family has made the heartfelt and very difficult decision to place the Stahl House on the market.

This home has been the center of our lives for decades, but as we’ve gotten older, it has become increasingly challenging to care for it with the attention and energy it so richly deserves.

The time has come to identify the next steward of Case Study House #22—someone who not only appreciates its architectural significance but also understands its place in the cultural landscape of Los Angeles and beyond.

It is profoundly important to us that the new owner honor the legacy of our parents, Buck and Carlotta, respect Pierre Koenig’s vision, and be committed to protecting the house today and far into the future.

For the past 17 years, opening the home for tours has been one of our greatest joys. Welcoming visitors from around the world, sharing stories, and watching people experience the magic of this house for the first time has been deeply meaningful.

These tours have supported the ongoing maintenance and restoration of the property, but more than that, they have allowed us to keep our parents’ spirit alive in the place they built together.

Thank you to everyone who has walked through these doors, admired the view, and helped keep the legacy of the Stahl House thriving. Your enthusiasm and love for this home have meant more to us than we can express.

For those who love visiting the Stahl House, please know that our tour program will continue unchanged for the time being, and we will provide ample notice before any adjustments are made.

UPDATE – Because of your overwhelming support, The City has put the proposed development beneath the Stahl House on hold and determined that more serious studies are needed for this ill-conceived, reckless, and highly dangerous project.

Your passion, letters, outrage, and exceptional commitment to this cause are the reason this happened. Save the Stahl House

Dear Friends,

We need your urgent help.

The historic Stahl House, which is on the National Register of Historic Places and is one of the most famous architectural homes in the world and a Los Angeles Historic-Cultural Monument, IS POTENTIALLY AT RISK!

For over 60 years, our iconic and beloved home has perched atop a dramatic cliff overlooking all of Los Angeles.

The hill upon which the Stahl house rests is fragile and set in a designated landslide area and earthquake zone by both the City of Los Angeles and the State of California. Numerous catastrophic slides have already damaged or destroyed other nearby homes.
So far we have been lucky, and the house has survived and has been available for the enjoyment of all Angelenos and architecture-lovers from around the world.

Shockingly, the City of Los Angeles has recently approved development of the lot directly below our house that would remove over 200 dump trucks of dirt from right below our historic dwelling and build enormous walls that are many multiples of what the building code allows. We believe that this presents a serious risk to the Stahl House.

WE HAVE APPEALED THE CITY'S ILL-CONCEIVED DECISION AND NEED YOUR ASSISTANCE TO HELP STOP THIS DEVELOPMENT.

Please urge the City Planning Commission to grant the Doheny Sunset Plaza Neighborhood Association's and our appeal of this decision. Please also urge our Councilmember, Nithya Raman, to support this appeal, as that will greatly increase our odds of success.

One of L.A.'s most iconic houses is at risk! Pierre Koenig's historic Stahl House (1959), a one-of-a-kind Case Study house, could be threatened by a new development *directly beneath* it. The new construction could undermine the already fragile hillside, putting at risk one of L.A.’s most famous residences.

This project has received approval by the city of Los Angeles despite opposition and evidence of the potential harm to Stahl House. An appeal has been filed which would send the proposed project back for review and hopefully denial.
