🏡 Fair Housing Facts
Understanding real‑world scenarios helps clarify what fair housing protections look like. Here are two examples:
◾Charging a fee for a support animal(s):
A tenant provides documentation for an emotional support animal that is needed because of their disability. The landlord says the animal is allowed but charges a $200 "pet fee" and an extra $50 monthly "pet rent".
Other tenants with pets pay these fees but a support animal is not considered a pet. Charging extra because of a disability-related need is illegal under fair housing laws.
◾Refusing a request from a tenant with a disability for closer parking:
A tenant with mobility impairments requests a reserved parking spot closer to their building entrance as a reasonable accommodation, providing documentation about their disability-related need for the accommodation. The landlord refuses, saying, "Those spots are first come, first served."
Denying a reasonable accommodation that enables equal access is disability discrimination, unless the accommodation would pose an undue burden for the landlord.
