The shortest possible timeline from Foreclosure to market is crucial for successful default mitigation. Locating mortgagors/occupants for "personal property release" is pivotal to avoiding lengthy & costly eviction. During occupancy check, the first step is contacting neighbors for information on contacting occupants. Secondly, a search of social media sites for the mortgagor can often lead to contact via the sites. Its also important to check local obituaries for the mortgagor. Such postings, usually list next of kin who can sign PPR and remove personals from the asset.

HOW do you sell a property that's in need of serious remodel but priced too high for investors and cash buyers?

Some assets are prime for Owner Occupant Buyers because of the neighborhood, size etc. and because Asset Management companies often price these assets too high to appeal to investors. But the condition scares non-investor buyers who have no idea of the cost to renovate. Here is where we get a full bid with actual materials costs and photos from a local contractor to place inside the property. We also include ads from the home improvement stores showing cabinet, lighting, flooring etc. costs. for DIYers. We then have a virtual photo made to include in the MLS and in marketing media showing what the room could like at the estimated cost. This helps buyers understand their bottom line and gives them a contact to start the process of re-designing the home.

In New Orleans and surrounding areas, eviction may be harder for landlords and owners than in other locales and years. Currently, the housing shortage has increased prices in both home sales and in rent prices. More landlords are selling because they cannot maintain their investment properties without receiving rent payments. Many owners report that they haven't been paid in over a year! Tenants who don't have the money to pay back payments or to move, find it even more difficult to find affordable housing to move. This stalemate is not likely to end soon, even as the eviction moratorium is slated to end July 1. What's going to happen as foreclosures increase but tenants have no where to go?
