Enjoy a short walk through Provin Trails, which features 45 acres of interconnected loops through the sandy-floored forest. Located off 4 Mile Road between Dean Lake Avenue and the East Beltline, this heavily wooded park offers a quick escape to nature that's close to city life. A largely undeveloped area, Provin Trails provide ample challenges for beginner, intermediate and expert hikers alike.

Tax bills have been mailed, and you may be wondering what the difference is between Taxable Value and State Equalized Value on your statement.

State Equalized Value represents about 50% of your home’s estimated market value and can go up or down each year based on the real estate market. Taxable Value is the value your property taxes are actually based on. For most homeowners, annual increases are limited by state law as long as ownership doesn’t change. The taxable value increases are limited annually to 5% or the rate of inflation, whichever is lower. When a property is sold, the Taxable Value may be “uncapped” and reset the following year.

Even though your home’s market value may have increased significantly, your taxable value may have grown much more slowly if you’ve owned your home for several years. Understanding the difference between the two values can help explain why your tax bill doesn’t always change at the same rate as your home’s market value.

Why? Your storm drain leads directly to the nearest lake, river or stream. Permeable surfaces, like grassy lawns, will soak up and filter pollutants from car wash runoff, keeping them out of our waterways!

We’re excited to share a sneak peek of the base coat paving for the upcoming Crahen Valley Park trail connector!

The 1.25-mile nonmotorized paved trail through the park will offer scenic viewing and resting areas, a switchback and plenty of peaceful opportunities to enjoy our community’s natural beauty. To keep everyone safe, the contractor has fenced off the work areas while heavy equipment and materials are brought in. For your safety, and the safety of the construction crews, please do not enter those restricted areas.
