The Phoenix housing market shifted last month, and most people haven't noticed yet.Here's what's actually happening across the Valley....

The market is splitting in two. Out of the 18 biggest cities in the Valley, 12 are now leaning in favor of sellers, meaning sellers are getting more of what they ask for, and buyers have less room to negotiate. Fountain Hills shot up 14% in one month. Surprise and Maricopa are heating up fast.

Queen Creek is going the opposite direction. Buyers here actually have more leverage than they've had in a long time. So when you hear someone say "the Phoenix market is hot" OR "the market is cooling off", they're both right. It just depends on where you're looking.

Now here's the part most people miss: the average home in the Valley just sold for around $653,000, a brand new high. But almost half of every closing right now includes the seller paying part of the buyer's closing costs. Sellers look like they're winning on the sticker price, but they're handing thousands back at the closing table to make deals work. That's a buyer's biggest advantage right now that most people don't even know to ask about.

The pace has changed too. Homes are sitting on the market about 4 months on average before going under contract. A few years ago, the same home would've sold in 2 weeks. That's not a crash, that's the market getting back to normal. But it does mean if you're selling, the days of throwing any price on a listing and watching offers roll in are over. Price it right out of the gate, or watch it sit.If you're a buyer who's been waiting for a window, especially out here in Queen Creek, this is the most leverage you've had in years.
