Here's a Texas real estate fact that a lot of people don't know:
Your property tax bill isn't necessarily based on what your home would sell for today.
In Texas, a qualifying residence homestead can have its appraised value capped at a maximum 10% increase per year, even if the home's market value has increased by more.
Here's where it gets interesting...
That cap generally applies to a qualifying homestead after the homeowner has received the exemption. So when you're buying a home, don't automatically assume the seller's current property tax bill is going to be your tax bill.
The seller may have had a homestead exemption and years of capped increases.
Translation: Don't just look at the current tax bill when you're house hunting.
It's one of those little details that can make a BIG difference when you're figuring out what you can comfortably afford.
Real estate isn't just about finding the right house. It's about understanding what comes with it.
