Helpful hint for property tax assessment:
If you designate your primary residence as your homestead, and you are under age 65, you only need to complete the assessment once.

If you are over 65 or have a disability and have designated your primary residence as your homestead, you must renew the exemption each year. Renewal can be completed by returning the affidavit mailed to your home or by submitting an assessment online. The over‑65 and disability exemptions must be actively claimed; they are not automatically applied.

Helpful hint for motor vehicle purchases:
If you purchase a vehicle from an individual rather than a dealership, the seller must provide a title showing his or her name on the front as the legal owner with the right to sell the vehicle.

BUYER BEWARE: If a seller cannot provide a valid title, it’s best to walk away. Purchasing a vehicle without a title almost always leads to significant complications.

Helpful motor vehicle registration hint:
As a motor vehicle owner, if you ever switch insurance providers, always make sure there is overlap in your coverage instead of a lapse. Even a lapse of one day results in a violation of the mandatory liability insurance law for motor vehicles in Alabama.

The Alabama Department of Revenue requires all registrants to provide proof of liability insurance coverage per state law, and reinstatement fees are hundreds of dollars for each vehicle. Reinstatement fines increase with each subsequent lapse and reinstatement.

For more information, visit the Alabama Department of Revenue website at https://www.revenue.alabama.gov/division/motor-vehicle/.

This week we mailed 2025 property tax notices to owners who acquired property between October 1, 2024, and September 30, 2025.

Because Alabama assesses property taxes as of October 1 each year but mails the bills one year later, the original notices sent in October went to the owner of record on October 1, 2024.

If you purchased property or made ANY ownership changes (e.g., adding a spouse, life estate, remainder interest, etc.) after October 1, 2024 through today, December 5, please watch your mailbox starting Monday, December 8, for your 2025 tax notice.
