In Kentucky, property owners who have been classified as totally disabled and meet other requirements are eligible to receive a homestead (disability) exemption. This exemption is applied against the assessed value of their home, and their property tax liability is computed on the assessment remaining after deducting the exemption amount.

The homeowner must be classified as totally disabled under a program authorized or administered by an agency of the United States government or any retirement system located within or outside of Kentucky.

"You raised my taxes". It's one of the most common misconceptions people have about the PVA.

The PVA does NOT:
❌ Set tax rates
❌ Issue tax bills
❌ Collect taxes
❌ Make laws affecting property owners

Those responsibilities belong to the taxing jurisdictions—not our office. Contact your city, school, and county officials to express any concerns you may have regarding your taxes.

Our role is to ensure property is assessed fairly and accurately based on fair market value.

Will I still be eligible for the Homestead Exemption if I put my property in a Trust?

If the trust is irrevocable, the legal & equitable title has been transferred and cannot be reversed. Under the terms of this type of trust, the original property owners typically relinquish their ownership rights. However, if the Trust contains certain language granting the owners exclusive rent-free use and other rights, the homestead can be granted.

The PVA is happy to review trust agreements to determine eligibility.

Make sure your mailing address is up-to-date with the PVA office!

As the Sheriff and cities begin mailing tax bills, remember to ensure your address on file with the PVA Office is current. These entities use the PVA's address information for the tax bills. Unless you have an escrow account, the tax bills will be mailed to the address on record with our office.

Do you own and occupy your home, and are you turning 65 or older this year? Are you classified as 100% disabled? You may be eligible to join our growing list of satisfied homeowners!

The exemption reduces the taxable value of your home, and can save you money on your county & city tax bills. (Please note that while the PVA administers the exemptions, it does not set tax rates, issue tax bills, or collect taxes.)

The PVA is required to "inspect" properties in the county at least once every 4 years (what's known as our "Quad schedule"). If your home is in this area, our office will be reviewing your assessment for 2027. (A review does not necessarily mean an increase.)

As part of this process, our office works hard to ensure your property details are accurate and up-to-date, and our best resource is you!

DID YOU KNOW the PVA does more than assess property?

Locally, the PVA Office is responsible for the receipt and data entry of all Tangible (personal property) Tax Returns in its county.

Tax Returns are self-reporting and are due in our office by May 15 of each year. Not all cities bill for Tangible property - check with your city.
