Did You Know? We don’t “pick” your property value.

By Kentucky law, the PVA is required to assess all property at 100% fair market value—what your home would sell for on the open market.

We are also required to physically review properties on a set cycle and follow state guidelines.

We are bound by law to ensure fairness and consistency for all property owners.

"You raised my taxes". It's one of the most common misconceptions people have about the PVA.

The PVA does NOT
❌ Set tax rates
❌ Issue tax bills
❌ Collect taxes
❌ Make laws affecting property owners

Those responsibilities belong to the taxing jurisdictions—not our office. Contact your city, school, and county officials and express your concerns.

Our role is to ensure property is assessed fairly and accurately based on market value.

Why is the Review Request Form (Appeal Form) only available during business hours?

The law requires that you have a conference with a PVA representative. The form was designed to make it convenient so that people didn't have to schedule appointments with our office, take off work, etc.) As such, you can't have a conference with a PVA representative if the office isn't open. The form has been available the last two Saturdays and will be available on Monday from 8:15 to 4:15. If you are unable to submit online, please call our office and we'd be happy to assist you between those hours. We encourage property owners to not wait until the last minute as the inspection period is dictated by law.

The PVA DOES NOT SET TAX RATES, ISSUE TAX BILLS, OR COLLECT TAXES.

We realize the impact our work has on tax bills, and it's a responsibility we take seriously every single day.

Our office is bound by law to assess property at 100% fair market value. Fair market value is the estimated price your home would sell for in the open market.

Contact your local taxing districts such as the city, county, and schools and let them know your concerns. As assessments rise, tax rates should be adjusted so that approximately the same amount of revenue is received each year.
