Wait… People are still using T-47 Affidavits? 🧐

I still see T-47s regularly in loan closing packages, but it’s been a while since I’ve had a standalone appointment specifically for a T-47.

With the introduction of the T-47.1 Declaration, some sellers now have an alternative that doesn’t require notarization. However, if a seller chooses not to provide certain personal information requested on the T-47.1, they may still use the traditional T-47 Affidavit—which does require notarization.

Either way, it’s a good reminder that not every real estate transaction follows the exact same path.

As of January 1, 2026, all new and renewing Texas notaries must complete state-required education course and successfully pass an exam before receiving or renewing their commission.

The goal is to improve notary knowledge, reduce errors, and strengthen consumer protection.

Whether you’re signing estate planning documents, real estate paperwork, school forms, powers of attorney, or other important documents, it’s reassuring to know Texas has taken steps to raise the standard for notaries across the state.
