A home is more than a place to live.
It can provide stability when life changes, it can create security for a family, it can give people the opportunity to put down roots and build toward the future.But for many households, the cost of homeownership can put that stability out of reach. Home Trust of Skagit works to change that.

Through the Community Land Trust model, HTS stewards permanently affordable homes for owner-occupants in Skagit County. By separating the ownership of the land from the ownership of the home, the model helps make homeownership more attainable while preserving affordability for future homeowners.

That means the impact isn't limited to one homebuyer or one moment in time, it creates a foundation that can continue serving our community for generations.

Donating land or a house to a Community Land Trust (CLT) in Washington State is a highly impactful way to create permanently affordable housing. This can be done typically as an outright gift, through a bequest in your will or as a "gift with retained life estate."

What does “affordable housing” actually mean?

When we talk about affordable housing, we’re not simply talking about whether someone can make their monthly housing payment.

Housing is generally considered cost-burdened when a household spends 30% or more of its income on housing and doesn’t have enough income left over to comfortably cover other ordinary living expenses.

That means housing affordability has to be considered in the context of the whole household budget.

After paying for a home, families still need to afford:

• Food
• Health care
• Transportation
• Insurance
• Utilities
• Childcare and other everyday expenses

When too much income goes toward housing, there is less available for everything else.

Affordable housing creates room for the rest of life.

This is part of why Home Trust of Skagit works to create and steward permanently affordable homeownership opportunities in Skagit County. The goal isn't simply to help someone afford a home today, but to help preserve that affordability for the future.

Home Trust of Skagit began as an organization in 2009 as a program under the Skagit County Community Action Agency before incorporating as an independent nonprofit. It was designed to provide affordable homeownership for low-moderate income individuals and families, preserve long-term affordability, and help allow lower-income buyers to build personal equity and invest in neighborhoods throughout the Skagit Valley.

It's Kickoff Day!
Join us today from 11-4 for our kickoff event for Hiking for Housing, our month long fundraiser supporting permanently affordable homeownership in Skagit County.

We'll be set up at the trailhead of the Oyster Dome for in person sign ups, and for our already registered participants to drop by and grab their water bottle.
