As a Maintenance Technician, this position performs general maintenance, services, and repairs of the interior and exterior building. Tasks in this role include:

QUALIFICATIONS:
• Must have compassion for and desire to work with seniors!
• High School Diploma or General Education Diploma (GED) and one to three years’ related experience and/or training, or equivalent combination of education and experience.
• Knowledge of building equipment, building codes and building systems (HVAC, plumbing, and electrical) in health care facilities.
• Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
• Valid State Driver’s License required for vehicle travel, as needed.
• Must be able to pass a criminal background check and drug test.

Daily/Weekly tasks:
• Promptly respond to and on-going maintenance and repair issues throughout the community work order system.
• Patrol grounds for litter, problems, or other issues.
• Monday/Thursday mornings trash & recycling pick-up.
• Delivery of oversized mail to resident’s unit, as needed.
• Meet with management to set priorities for the day.
• On-call for emergencies and errands, as needed.
• Maintain a clean and orderly maintenance office.
• Meet with Vendors during Maintenance Inspections:
o Fire Alarm/Fire Sprinklers/ Hood Sprinklers
o Elevator System
o HVAC system
o Back Flow testing
• Seek out and perform other duties as assigned or needed.
• Pick up maintenance supplies, as needed.

Common Area tasks:
• Assure light bulbs are replaced throughout the community (interior/exterior), as necessary.
• Clean light fixtures every three months, or as needed.
• Check and clean heaters in the fall.
• Fix or replace:
o Unclog Drains
o Change Locks and make new keys
• Help with holiday decorations.
• Clean workshop and storage areas as needed.
• Painting interior, as needed.
• Blow or shovel snow from sidewalks as needed; apply snowmelt as needed
• Blow leaves off roofs and sidewalks as necessary in the Fall.
• Clean gutters in the Fall and Spring.
• Winterize the fire sprinklers.

Condominiums:
Seasonally:
• Turn outside water on and off.
o disconnecting/connecting hoses.
• Insert/Remove A/C covers.
• Insert/Remove screen door glass.
• Check and clean heaters in units.
• Change smoke detectors batteries in units.

As needed:
• Check Cottage sump pumps in crawl space making sure they are working correctly, and there is no standing water.
• Appliances: Install and or repair dishwashers, garbage disposal, washer/dryers, and stoves.
• Fix or install garage door openers.
• Replace or unplug pipes and drains.
• Install and program phones.
• Hook up TV and VCR’s.
• Move large objects.
• Hang pictures.

The Food Runner will be bagging and delivering dinners to residents to their units.

• Fun, energetic, and positive personality
• Great verbal communication skills
• Must be able to stand for long periods of time

• Can take directions from Dining Lead, Chef, and other Management
• Availability to be called-in is a plus

Shift is 3:00 pm - 6:00 pm; 3-5 shifts per week

No weekends; no morning shifts

Closed on major holidays

POSITION REPORTS TO: Village Manager

CLASSIFICATION: Part-Time: Hourly; Non-Exempt

QUALIFICATIONS:
Must follow specific directions and schedules.

Must properly handle cleaning chemicals.

Must be able to work thoroughly and pay attention to details.

Familiarity with cleaning and disinfecting material.

Familiarity with various cleaning tools, like vacuum cleaners, and washing machines.

Physical endurance is necessary to carry supplies and reach cleaning areas.

As a Housekeeper, this position performs general cleaning of the interior building. Tasks in this role include:

Duties:
Disinfect all handrails, doorknobs, and light fixtures throughout the main building.

Empty trash cans at the front desk, kitchen & Village Manager’s office, mailroom, loft, and all bathrooms, daily.

Clean four main entry doors.

Clean all glass doors in building, including window seals.

Dust three floors of furniture including hallways and pictures.

Mop floors on the first floor.

Clean six bathrooms, maintain all paper products, and soap dispensers, as needed.

Vacuum all common areas and broom sweep the outdoor entrance.

Vacuum the lobby, offices, and stairs twice a week.

Vacuum craft and flower room.

Clean plants and cobwebs, every 4 months.

Clean two laundry rooms.

Clean guest rooms, as needed. Quarters for laundry can be obtained from the Village Manager.

Clean elevator, as well as the track.

Clean, dust, vacuum loft.

Schedule:
Monday:
Dust all furniture and picture frames on floor one and two hallways.

Clean entry glass doors on floor one and two.

Wipe down dining room tables near the front entrance (the ones not used daily for meals).

Tuesday:
Clean laundry room on the second floor.

Clean the loft floor.

Vacuum hallways.

Wednesday:
Clean laundry room on the first floor.

Clean and mop craft room on the first floor. Display “wet” signs located in the room next to the trash room on the first floor.

Thursday:
Vacuum hallways on the first and second floor.

Vacuum and dust bingo room, and chapel.

Clean bathroom in boutique.

Friday:
Clean the five bathrooms on the first and second floor.

Load paper towel and toilet paper dispensers first and second floor.

Dust and vacuum exercise room.

Clean all glass doors and little glass windows indoors on first and second floor.

Weekly/Monthly:

Wash furniture rags separately.

Fill soap dispensers

Once a week clean the counters in the kitchen

Clean the 3rd-floor lounge monthly.
