1. IDENTIFICATION: In order to be considered in compliance with the terms of this agreement, booking must be received by UNIT OWNER at least two (2) days prior to check in date and upon the submission of a photocopy of a valid ID (passport, driver’s license, or social security ID) SENT VIA EMAIL AT (email hidden).
2. OCCUPANTS: The premises shall not be occupied by any person other than the GUEST and another companion. If UNIT OWNER, with written consent, allows for additional persons to occupy the premises, the rent shall be increased by $15.00 for each such person. However, at no time should the guests be more than FOUR (4).
3. CONDOMINIUM UNIT KEYS: GUEST agrees to surrender the main door keys given upon check in. Failure to return them for whatever reason upon check out shall mean a violation of this agreement and GUEST will be charged $100.00 to cover for the replacements of the unit’s main door lock sets.
4. SUBLETTING OR ASSIGNING: GUEST agrees not to assign or sublet the premises, or any part thereof.
5. UTILITIES: The GUEST is enjoined to be responsible for its proper usage by ensuring that all utilities not needed to be operated on should be turned off. Irresponsible use of utilities (water, electricity) or its deliberate abuse including malfunctions due to GUEST'S, or GUEST’S invitee/s’ misuse or negligence shall be charged against the security deposit.
6. PARKING: NO PARKING SLOT IS PROVIDED
7. CONDITION OF PREMISES: GUEST promises to keep the premises in a neat and sanitary condition. The GUEST will be responsible for the repair or replacement of any breakages, loss or damage to the property and furnishings and will have to pay before departure or UNIT OWNER reserves the right to charge this to your security deposit.
8. LINENS AND TOWELS: GUEST shall be provided with fresh bed linens as well as towels. GUEST is enjoined to use them with care as replacement is not provided.
9. APPLIANCES ALLOWED TO BE USED: GUEST is only allowed to use the following appliances:
Microwave oven
Refrigerator
Electric Kettle
Bread Toaster
Television set
Air conditioning system
Other appliances found within the premises are considered private and exclusive. More so, GUEST is NOT ALLOWED to bring his own cooking/heating equipment. Bringing and using of such is a violation of this agreement.
10. GARBAGE DISPOSAL: GUEST is responsible for the disposal of garbage at the garbage room located near the elevator.
11. ALTERATIONS: GUEST shall not make any alterations to the premises, including but not limited to installing ventilation mechanisms, lighting fixtures, or other similar items. GUEST shall not change or install locks, paint, or wallpaper said premises without UNIT OWNER’S prior written consent; GUEST shall not place placards, signs, or other exhibits in a window or any other place where they can be viewed by other residents or by the general public.
12. NOISE AND DISRUPTIVE ACTIVITIES: GUEST and invitees shall not disturb, annoy, endanger or inconvenience other tenants and/or owners of the building. Further, GUEST shall not do or keep anything in or about the premises that will obstruct the public spaces available to other residents. Lounging or unnecessary loitering on the front steps, public balconies or the common hallways that interferes with the convenience of other residents is prohibited.
13. UNIT OWNER’S RIGHT OF ENTRY: UNIT OWNER may enter and inspect the premises during normal business hours and upon reasonable advance notice to GUEST.
14. PETS: No dog, cat, bird, fish or other domestic pet or animal of any kind may be kept on or about the premises AT ANY GIVEN TIME.
15. SMOKING: Smoking is NOT ALLOWED in the whole condominium building, more so within the leased premises. If smoking is discovered in the leased premises, GUEST will be asked to leave and will be charged $100.00 to cover for the removal of obnoxious cigarette smell through complete cleaning and steaming of the bedroom bedding, carpet and curtains.
16. LOSS OR DAMAGES: GUEST shall be responsible for all their personal belongings. It is acknowledged that UNIT OWNER shall not be held liable for any loss or damages caused by fire, theft, rain, water overflow/leakage, acts of GOD, and/or any other causes.
17. VALIDITY/SEVERABILITY: If any provision of this agreement is held to be invalid, such invalidity shall not affect the validity or enforceability of any other provision of this house rules.
18. PERSONAL PROPERTY OF GUEST: Once GUEST vacates the premises, all personal property left in the unit shall be stored by the UNIT OWNER for seven (7) days. If within that time period, GUEST does not claim said property, UNIT OWNER may dispose of said items in any manner he chooses.
19. APPLICATION: All statements in GUEST’S information sheet must be true or this will constitute a material breach of this lease.
