DHSUD-NCR Joins the Nationwide “Handog ng Pangulo: Serbisyong Sapat Para sa Lahat”

The Department of Human Settlements and Urban Development – National Capital Region (DHSUD-NCR), led by Assistant Regional Director Jose Antonio A. Lopez, joined the nationwide celebration of "Handog ng Pangulo: Serbisyong Sapat Para sa Lahat” held on 14 September 2026 at the Sports Complex, Barangay 171, Caloocan City.

One of the major highlights of the activity was the Ceremonial Move-In and Turnover of Housing Units to qualified beneficiaries whose housing loans have been fully approved by the Home Development Mutual Fund (Pag-IBIG Fund) under the Deparo Residences Housing Project of the National Housing Authority (NHA).

This milestone reflects the government’s continuing commitment to bringing safe, decent, affordable, and adequate housing closer to Filipino families, in support of the Department’s Pambansang Pabahay para sa Pilipino (4PH) Program.
From housing units to homes, we continue to build hope, dignity, and a better future for every Filipino family.

3rd Quarter CLUP Marathon Review.

On 09 September 2026, the through the conducted the 3rd Quarter Comprehensive Land Use Plan (CLUP) Marathon Review. Despite the weather, Local Government Units from across the National Capital Region showed up with one shared mission, to gather once more to push their Comprehensive Land Use Plans forward.

From progress updates to hands-on collaboration, the marathon review brought LGU planning teams and DHSUD together for a productive session focused on moving CLUPs from pre-phase to in progress to moving closer to completion.

Advancing Resilient Planning, One Batch at a Time

On 03 September 2026, through the conducted the 2nd Batch of the Writeshop on Resilient Urban Design Development (RUDD), Open Space Development (OSD), and Planned Unit Development (PUD) Guidelines, gathering representatives from NCR Local Government Units currently updating their Comprehensive Land Use Plans (CLUP).

The session walked participants through the RUDD Guidelines, the OSD Guidelines and Network of Open, Green Spaces and Public Parks Project (NOGSPP), and the PUD Guidelines, followed by a workshop proper where LGUs applied these frameworks directly to their own CLUP updates.

This second batch underscores DHSUD NCR's continuing effort to equip LGUs across the National Capital Region with the tools and technical guidance needed to build more resilient, livable, and sustainable communities.

RUDD, OSD and PUD Writeshop for the Updating CLUP NCR LGUs

On 04 August 2026, through the conducted the Writeshop on Resilient Urban Design Development (RUDD), Open Space Development (OSD), and Planned Unit Development (PUD) Guidelines, gathering representatives from NCR Local Government Units currently updating their Comprehensive Land Use Plans (CLUP).

The activity featured technical sessions on the RUDD Guidelines, the OSD Guidelines together with the Network of Open, Green Spaces and Public Parks Project (NOGSPP), and the PUD Guidelines, followed by a hands-on workshop where LGU representatives incorporated the new guidelines directly into their project proposals.

This is a significant step toward more resilient, greener, and well-planned cities across the National Capital Region.

SIGURADUHING MAY LICENSE TO SELL. Ang License to Sell (LS) ay isang dokumento na pinagkakaloob ng bilang patunay na nakapasa sa minimum standards ang plano ng isang developer para sa proyektong ari-ariang bahay at lupa (real estate project) bago ito ibenta sa publiko.

Sa LS, nakasaad ang pangalan at lokasyon ng proyekto, pangalan ng developer o may-ari ng proyeto, uri ng proyekto at kailan ito naka-schedule na matapos.

Kung may LS na, nangangaluhulugang pumasa na ang proyekto base sa mga panuntunan na isinaad sa batas (PD 957 at BP 220).

Ilan sa mga uri ng real property projects ay ang mga sumusunod:
- subdivision lot
- house and lot
- farm lot subdivision
- commercial subdivision
- industrial subdivision
- condominium
- socialized housing
- town house
- memorial park at columbarium

Karapatan mo bilang buyer na manghingi ng LS number o kaya mismong kopya nito mula sa seller bago bumili ng real estate project.
