🔴BAKIT HINDI KA DAPAT BUMIBILI NG NAKA TAX DELACRATION NA LUPA🔴

Maraming Pilipino ang naaakit sa murang presyo ng lupang “tax dec only”, pero may malalaking panganib ito. Narito kung bakit hindi ito inirerekomendang bilhin, lalo na kung gusto mo ng siguradong pagmamay-ari.👇

1️⃣ Hindi ito katibayan ng tunay na pagmamay-ari

Ang Tax Declaration (Tax Dec) ay patunay lang na ikaw ang nagbabayad ng amilyar sa munisipyo.
❌ Hindi ito titulo ng lupa.

Ang tunay na legal na pagmamay-ari ay nakabase sa Transfer Certificate of Title (TCT) o Original Certificate of Title (OCT) na rehistrado sa Registry of Deeds.

👉 Ibig sabihin, kahit ikaw ang may hawak ng tax dec, puwedeng may ibang taong may hawak ng totoong titulo.

2️⃣ Posibleng may ibang tunay na may-ari

Kung tax dec lang ang basehan:
•Maaaring may nakarehistrong titulo ang lupa sa ibang tao.
•Puwedeng may kaso sa korte o agawan ng lupa.
•Baka ito ay public land o hindi pa naipapa-title.

Kapag may lumitaw na may legal na titulo, talo ka sa batas.

3️⃣ Mahirap ibenta o isanla sa bangko

Ang mga bangko ay:
❌ Hindi tumatanggap ng tax dec bilang collateral.
❌ Hindi nagbibigay ng housing loan para dito.

Mahirap din itong ibenta dahil maraming buyer ang naghahanap ng titled property.

4️⃣ Mataas ang risk ng land dispute

Sa Pilipinas, maraming kaso ng:
•Double sale
•Overlapping claims
•Fake tax declarations

Kapag nagka-problema, ikaw ang gagastos sa abogado at posibleng mawala pa ang lupa.

5️⃣ Mahaba at magastos ang proseso para ma-title

Kung plano mong ipa-title ang lupa:
•Kailangan ng survey
•Korte (judicial titling) kung walang original title
•Bayad sa buwis at penalties

💸 Minsan mas mahal pa ang proseso kaysa sa mismong bili mo.
