So saan galing ang “50 years”?

After 50 years, may assessment lang kung ang building ay:

Hidden Cost or mga nakakalimutan itanong sa developer or seller o mga hindi at nakalimutan na ma discuss sa buyer bago bumili ng Condo.

✅️ Parking Slot Cost
• kalimitan ang parking sa mga condo unit ay pinagbibili at hindi libre. Maaring umabot ng 1M + ang presyo ng parking space depemde sa location.In short separate purchase ang parking slot/s.
• may parking space pero walking distance sa Building/ Condominium

✅️ Monthly Condo Dues
• Bayad ito sa maintenance ng building. Kasama dito ang security, elevator, cleaning, at amenities.

• Karaniwang ₱150 pataas per bawat buwan depende sa sqm or sa mga napagusapan.

✅️ Real Property Tax (Amilyar)
• Kahit condo unit ay may Real Property Tax na binabayaran sa city hall bawat taon.
• Nakabase ito sa assessed value ng unit.

✅️ Transfer Fees ng Title
Dadat nyo itanung kung ang mva sumosunod na documents ay kasama na sa Total contract price.

• Capital Gains Tax (usually seller)
• Documentary Stamp Tax
• Transfer Tax
• Registration Fee

✅️ Renovation Permit Fee
• Kapag magpapagawa ka sa loob ng unit, kailangan ng permit mula sa admin.
Minsan ay humihingi pa sila ng renovation permit galing sa City hall.
• May kasamang renovation fee at construction bond.

✅️ Insurance Fee
• Kadalasan required ang fire insurance lalo na kung naka-bank financing ang unit.

✅️ Utility Deposits
• Kadalasan may deposit sa kuryente at tubig bago ka makatira sa unit.

Wag tumitingin lang sa mababang downpayment.
Alamin ang mga bayarin bago mag pa reserve ng Condo unit tulad ng monthly dues, taxes, at hidden fees ang tunay na nagpapamahal sa co.dp unit.

CHECK NYO MUNA KUNG LEGIT BA NA REAL ESTATE DEVELOPER SA PILIPINAS PARA IWAS SA SCAM

✅️ Is the Developer registered with the Government?

📍Dapat naka rehistro sila sa Department of Human Settlements and Urban Development (DHSUD), kung hindi red flag yun.

📍You can ask the developer for their:
• Certificate of Registration
• License to Sell

It will prove the project is approved by the government.

✅️ May License to Sell ba sila? (LTS)

📍Lahat ng project bago ibenta dapat may License to Sell from DHSUD.
Kung wala sila LTS, it is a red flag 🚩

✅️Is the Company SEC registered?

📍Dapat icheck kung naka rehistro ang company sa Securities and Exchange Commission (SEC).

Check if:
• The company exists
• The business is active
• The developer is authorized to sell real estate

✅️Check the Project Land Title

📍Ask for a copy of the mother title or project title and verify it at the Land Registration Authority.

This confirms:
• The developer really owns the land
• The title is clean
• No legal problems

Ano nga ba ang Reservation Fee sa Real Estate?

Eto ay ang unang bayad ng buyer para ma-reserve ang property na gusto niyang bilhin.

Ibig sabihin, kapag nagbayad ka ng reservation fee, hindi na muna ito ibebenta sa ibang buyer habang pinoproseso ang documents o payment.
