Five don'ts as a leader 👇

1. Don't micromanage: Micromanaging can stifle creativity, demotivate your team members, and hinder their professional growth. Trust your team to accomplish their tasks and provide guidance and support when needed, but avoid excessive control and unnecessary meddling.

2. Don't avoid feedback: Feedback is crucial for individual and team development. Avoiding feedback, whether positive or constructive, can lead to misunderstandings, unaddressed issues, and a lack of improvement. Regularly provide feedback to your team members, focusing on specific behaviors and outcomes, and be open to receiving feedback from them as well.

3. Don't make decisions in isolation: While leaders often have the responsibility of making final decisions, it's important to involve your team in the decision-making process. Seek input and perspectives from your team members, as their insights can bring valuable ideas and diverse viewpoints. Involving your team fosters a sense of ownership and commitment to the decisions made.

4. Don't neglect your own growth: As a leader, it's essential to invest in your own learning and growth. Neglecting your personal development can limit your effectiveness as a leader and hinder your ability to adapt to changing circumstances. Continuously seek opportunities for self-improvement, whether through reading, attending seminars, seeking mentorship, or pursuing further education.

5. Don't ignore work-life balance: A leader who neglects their own well-being and work-life balance sets a poor example for their team. It's important to prioritize self-care, maintain a healthy work-life balance, and encourage your team members to do the same. By demonstrating a balanced approach, you promote a healthier and more sustainable work environment for everyone.

Where do the names of the months come from? Well at one point in Roman history, they had decided to name the months of the year according to the moon cycle, a moon cycle is 29.5 days long. There were only ten months in a year at that time and the names were as follows:
-Martius, God of war and agriculture. It was the first month of the year because it was planting season.
-Aprilis - name origin is unknown.
-Maiya- the Goddess of fertility and motherhood.
-Juno- the Goddess of marriage and child birth. this was considered wedding month.
-Quintilis - from Quintus which means fifth.
-Sixtilis - from Sextus meaning sixth.
-September - Septem which means seventh.
-October, meaning eighth.
-November for nineth.
-December, from Decem, meaning tenth
Ammm since there were only ten months, the rest of the days were not named. They were "waiting" days for the sprint equinox which signified the beginning of Martius(March), eventually two more months were added for this period. Januarius, named after their two faced God Janus, and Februarius for Februa, a festival that was held during the "waiting" days. This calendar didnt work very well so sometimes they had to add days or even a whole month just so the seasons would line up,ln 46 BC Julius Caesar edited this calendar to have 365 days making it more consistent. This is when the month Quintilis was renamed to Julius(July), the month of his birthday. The next emperor of Rome, Augustus also thought he should name a month after himself, so Sixtilis was changed to Augustus(August) in his honour. The rest were left to represent the number of the month but because the first month of the year was later changed to January, The numbers don't fit anymore. So even though October means eight, its now the tenth month. December means ten but it's now the 12th month. All the months moved 2 places to accommodate January and February, when the Europeans who were sent by the Catholic church came to colonize Africa, they brought this calendar with them to help celebrate the Christian holidays,that's how that calendar was brought to the Philippines. As real as it gets.

Beware of the word “Clean Title”.

You can only call it a clean title IF:

🟢 Owners that appears in the title of the property are still ALIVE & CAN SIGN documents

🟢 NO disputes attached in the title AND “certified true copy” of the title.

Please take note of the “AND” because not all disputes are printed in the original title itself. Thus, it is very important to request for the latest certified true copy of the title.

🟢 All real estate taxes are paid on time. Always request for the latest real estate tax clearance.

🟢The owners are married (on or after 1987) The property is considered conjugal even if only one property owner is in the title. Both should sign sale documents. Should the property owner die, heirs should file and pay for the estate tax of all the properties.

🟢 The property estate taxes are not yet paid, the property cannot be called “CLEAN”.

🟢Magkaiba po ang real estate tax na binabayaran ninyo annually at ang estate tax (BIR FORM 1801) You only pay estate tax if the owner in the title is already dead. Penalties (like big penalties) apply for late filing.

Public service lang po 🙂. Ang estate tax clearance po is NON-NEGOTIABLE. Kailangan talaga s'yang e file at bayaran whether you like it or not, pag namatay ang owner na nakalagay sa title.
