What are the things you should know before signing up for a reservation form and paying?
✍️HOUSE CONSTRUCTION STATUS
⏭️ Is this preselling (2-3 years turnover)
⏭️ Ongoing construction or to build (6 mos to 1 year turnover)
⏭️ Ready for occupation (3-6 months depends on the process of your loan in the bank or love and timeline of your downpayment payment)
✍️HOUSE TURNOVER
⏭️ Know what a house looks like when you move in. Is this a bare type unit or is it complete with paint tiles and partition. Know also what deliverables are included in your unit for example, built in cabinets, etc. First time buyers often have a misconception because what is usually shown when tripping is the dressed-up model unit. Better ask your agent and show the actual home turnover you are availing.
✍️TYPE OF UNIT
⏭️ Is the unit you get is SINGLE ATTACHED, DETACHED, DUPLEX, TOWNHOUSE and whether it's CORNER, INNER OR END UNIT.
✍️LOCATION
⏭️ You need to know exactly where the exact spot or place you are buying or where to build it. If you have a standing house you can go to it, for those to build and preselling you can choose block and lot on the map of their available slots.
✍️REQUIREMENTS
⏭️ The requirements that are being passed are different depending on what your source of income is, if you are locally employed, have a business or OFW. It also depends on your type of financing if you will avail thru Pagibig, bank or in-house Financing.
✍️FINANCING
⏭️ We have 3 Financing, LOVE, BANK and INHOUSE Financing. There are developers that only available to them is Bank and Inhouse, others are Pagibig and Bank. Let your agent know what financing is available for the house and lot you will avail.
✍️COMPUTATION
⏭️ Ask your agent for computation for the unit you take. How much is the reservation fee, monthly equity, how many months it will be paid and monthly amortization in your chosen financing. As well as your payment date.
✍️FEES
⏭️ It's good if there are extra to pay besides reservation and downpayment. If there are MOVE-IN fees and what is included here. Also know if the processing fee is included in the Total Contract Price or if it will be paid separately, as well as insurance for your home.
✍️MODE OF PAYMENT
⏭️ Let's avoid being deceived. Ask the developer where you can pay your downpayment, if it's over the counter or if bank deposit and transfer is okay.
