PROCEDURE FOR OBTAINING BUILDING PLAN APPROVAL
An applicant should have a valid right of occupancy in respect of the area under application and submit same.
Prepare three (3) sets of Architectural drawings or with Structural drawings in case of buildings of more than two floors (i.e more than one storey); in line with Building Regulation Edict. See part ll, section 4(1) of the Edict.
Application forms are obtained from the Department..
After the payment of assessment fees, applications are deposited at of the Personal Secretary to the Managing Director.
The Managing Director sends the application to the Department of Architecture.
In the department, details of the application which includes title document, name, amount paid, type of building, building height and number of buildings on the site are recorded.
All the documents are then passed to the charting office where the charting officer gets the relevant map and find the site based on the survey plan or layout and give it a number e.g. BP/year/number. This process is only possible if the Right of Occupancy has the following:
Government approved Survey plan.
Relevant reference, e.g. plot No. in Government approved layout.
Procurement of shadow file where necessary.
The application is then passed to the record office where all the documents including the forms filled in the charting office are placed in a file jacket and passed to the Director Architecture. The Director minutes to the Deputy Director who sends the file to the sectional head for the status of the site based on the application.
The site report is then sent back to the sectional officer who will vet the architectural drawings and pass it to a structural engineer where applicable.
If everything is in order, recommendation form is filled and signed by the vetting Architect and passed to the Deputy Director for reassessment after which he passes it to the Director as recommended.
The Director forwards the recommendation to the Managing Director for final approval.
Small and Medium enterprises (Projects) are to pay N10,000 Flat rate.
