Why C-of-O Matters for Land Security

Legal Protection

It gives you a recognised legal right to occupy and use the land.

A land without a C-of-O is not fully protected as a recognised asset in law.

If the land is not 45 metres away from any power line. DON'T BUY.

If the land is not 30 meters away from any canal. DON'T BUY

If the land does not have a gap of at least 18 meters away from a federal/state/local road. DON'T BUY

Don’t let anybody confuse you again. Know the difference between these land documents:

Power of Attorney, Deed of Conveyance, Deed OF Gift and Deed of Assignment.

Many people just hear “bring paper, sign paper” and they rush. But do you know the difference?

1. Power of Attorney:
You are not the owner, you are just standing in gap. Someone gives you the power to act or sign on their behalf. Tomorrow, they can cancel it.

2. Deed of Conveyance:
This one is transfer of ownership. From A to B, legally and permanently. Land don change hand.

3. Deed of Gift:
No buying, no selling. Pure love. Owner just says “take, it’s yours.” But it must still be documented legally.

4. Deed of Assignment:
When land/house is sold, this is the paper that shows the buyer is now the owner. It’s like handing over your receipt of ownership.

In short:

Power of Attorney is Borrowed authority

Conveyance is Ownership transfer

Gift is Free transfer

Assignment is Sale transfer.

Don’t confuse them.

THINGS TO DO IMMEDIATELY AFTER BUYING LAND

You’ve paid, collected documents, even snapped picture on the land. Now what?

1. Do a Deed of transfer – It transfers ownership to you legally. Don't skip it.

2. Register your land – At the Land Registry. If it’s not registered, the law may not protect you.

3. Get your own survey done – Even if the seller shows you theirs. Be sure what you paid for.

4. Fence it, or at least mark it – That bush is someone else’s goldmine if left open.

5. Keep all your documents safe – Scan copies and keep originals secure. No go dey look for "photocopy" in 10 years.

Buy land like a future landlord, not a learner.
