🇲🇹 Baġit 2026 – Punti Ewlenin dwar il-Proprjetajiet
Skema tal-First Time Buyers
• Din l-Iskema issa ser ssir permanenti u msejsa fil-Liġi (jiġifieri mhux se tibqa' skema li teħtieġ li tiġi estiża kull darba).
• Persuni li diġà xtraw proprjetà mhux residenzjali (bħal garaxx jew proprjetà kummerċjali) qabel ma xtraw l-ewwel proprjetà residenzjali tagħhom issa se jkunu eliġibbli biex jibbenefikaw min din l-Iskema u għalhekk jibbenefikaw minn eżenzjoni mit-taxxa fuq dokumenti u trasferimenti fuq l-ewwel €200,000 tal-prezz tax-xiri fuq l-ewwel xiri ta' proprjetà residenzjali tagħhom
• Għotja ta' €1000 fis-sena għal għaxar snin estiża.
Skemi tal-Awtorità tad-Djar
• L-Iskema ta’ Depożitu ta’ 10% li tgħin lil persuni li, minkejja li huma eliġibbli għal self tad-dar, m’għandhomx il-finanzi meħtieġa biex iħallsu d-depożitu ta’ 10% meħtieġ fuq l-iffirmar tal-konvenju ta’ bejgħ qed tiġi estiża u żdiedet biex tkopri x-xiri ta’ proprjetà li tiswa sa €250,000 (minflok €225,000).
• L-Iskema ta’ Equity Sharing li tgħin lil individwi li, minħabba l-età u d-dħul tagħhom, ma jistgħux jieħdu self tad-dar jew isibu li l-ammont li jikkwalifikaw għalih mhux biżżejjed biex jixtru r-residenza tagħhom mingħajr l-għajnuna tal-Awtorità tad-Djar, ġiet estiża. Issa tapplika għal persuni li għandhom aktar minn 25 sena (minflok 30 sena) u l-prezz massimu tax-xiri ta’ proprjetà eliġibbli għal din l-iskema se jiżdied għal €350,000 għal proprjetà mixtrija minn persuni separati.
Proprjetà li Tintiret
• Proprjetà li tintiret li hija wkoll ir-residenza unika tal-werriet ser tkun intaxxata bir-rata ta’ 3.5% fuq l-ewwel €400,000 (minflok €200,000) għall-finijiet tal-Kawza Mortis.

🇬🇧 Budget 2026 – Highlights regarding Properties
First Time Buyers
• The First Time Buyers Scheme is now going to become permanent and entrenched in the law (i.e it will not remain a scheme that needs to be extended everytime).
• Persons who had already bought non-residential property (such as a garage or commercial property) prior to purchasing their 1st residential property will now be eligible to benefit from the First-Time Buyers Scheme and therefore benefit from exemption from duty on documents and transfers on the first €200,000 purchase price on their 1st residential property purchase.
• €1000 grant per year for ten years extended for first-time buyers.
Housing Authority Schemes
• The 10% Deposit Scheme which assists people who, despite being eligible for a home loan, do not have the necessary finances to pay the required 10% down payment on the promise of sale signing is being extended and has increased to cover the purchase of property costing up to €250,000 (instead of €225,000).
• The Equity Sharing Scheme which assists individuals who, due to their age and income, cannot take a home loan or find that the amount they qualify for is insufficient to purchase their residence without the help of the Housing Authority, has been extended. It now applies to persons over 25 years of age (instead of 30 years of age) and the maximum purchase price of property eligible for this scheme is to increase to €350,000 for property purchased by separated persons.
Inherited Property
• Inherited Property which is also the sole residence of the heir is to be charged at 3.5% on the first €400,000 (instead of €200,000) for the Causa Mortis.
