ELLIOTS FIELD FIVE GUYS UPDATE - MORE DETAILS 👇

Updated documents have appeared on Rugby Borough Council's planning portal - related to proposals for a drive thru Five Guys restaurant at Elliots Field. Five Guys is a burger restaurant with sites in Northampton and Coventry.

Back in January, we posted an update on the drive thru application for Elliots Field. Permission for a drive thru at Elliots Field was first granted in 2022.

We've included some pictures of the exact location and design below 👇

But now, further information has been uploaded about the construction. This includes requirements for all deliveries of materials, plant and equipment to happen between 9am and 3pm - avoiding peak times in the morning and early evening. There will be no deliveries to site during construction at weekends.

All construction work will take place between 8am and 6pm during the week - and between 8am and 1pm on Saturdays.

BARBY ROAD/ASHLAWN ROAD WORKS DELAYED - AGAIN

Warwickshire County Council's roadworks site is now showing the Barby Lane beginning on Monday 27th July. However, this may be good news for parents of children at nearby schools as this means works begin over the school summer holidays.

There will no access to Barby Road from Ashlawn Road until Friday 18th September.

The multi-way signals at the junction of Ashlawn Road, Barby Road and Onley Lane are now forecast to remain in place until Tuesday 19th February - in February half term.

There will also be a temporary 30 speed limit through this area.

8-BED HMO APPROVED FOR CLIFTON ROAD 8️⃣

Rugby Borough Council has approved an 8-bed HMO (house in multiple occupation) on Clifton Road close to the junction with South Street.

The full application (reference R25/0637) can be found here: https://planning.agileapplications.co.uk/rugby/application-details/41078

The application was for 'Conversion of C3 Dwellinghouse to an eight-bedroom, 8 person HMO with internal and external alterations'.

Interestingly, the officer's report explains that the applicant claimed the house was already a HMO but 'the Local Planning authority could not find any evidence to substantiate this, neither was any submitted. Therefore it is considered that the lawful use of the property is currently a C3 Dwellinghouse and the application will be considered according to this.'

These approved plans allow the house to have 8 en-suite bedrooms. We've included some of the plans from the planning application below.

RUGBY CONSERVATIVES CALL FOR 2 HOURS FREE PARKING TO SUPPORT TOWN 🚗

At next week's council meeting, Rugby's Conservative councillors will call for the council to look into how it could make parking free for two hours in its own car parks - as a small step towards helping town centre businesses.

The 'Notice of Motion' from Cllr Devenne Kedward and Cllr Adam Daly does not demand free parking in Rugby town centre immediately. We understand that that would be irresponsible.

it asks council managers to explore free parking and to 'prepare a fully costed implementation plan, to be presented to Cabinet within six months'.

Two hours of free parking was in both the Conservative budget amendment back in February - and our manifesto at this year's local elections.

Following those elections, Rugby Lib Dems formally went into coalition with the local Labour party.

RUGBY'S NEWEST ROADS - LOCATION AND NUMBERING - ALL INFO 👇

A Warwickshire County Council report set to be discussed this week explains the numbering for Rugby's newest roads within the 'South West Rugby' development.

The new roads include the Homestead Link which bypasses Dunchurch from C**k Robin Island to just past Dunchurch Garage (dark blue on the map below). This road will become the A4257 - including part of the current Coventry Road out of Dunchurch.

The Potsford Dam Link will connect the new warehouses with the Coventry Road/Western Relief Road roundabout (red on the map below). This will be known as A4193.

These new roads are expected to carry 16,000 every day once the entire development is complete - with the Potsford Dam link expected to see 1,600 HGV movements per day.

Cawston Lane is retained and there will be a new 'community spine road' running from the south of Alwyn Road leading to Cawston Lane.

CLIFTON ROAD - BUTLERS LEAP - HOULTON WAY - DELAYS EXPECTED 🚦⏳

There are expected to be significant delays at the junction where Clifton Road meets both Butlers Leap and Houlton Way from Monday 15th June.

According to the Warwickshire County Council roadworks site, there are expected to be 'multi-way signals' for just over a week.

In addition to this, there are also expected to be traffic lights on Butlers Leap towards Screwfix for almost two montha - also starting on Monday 15th June.

Both sets of roadworks are for improvements to the electricity network.

LAWFORD TO BILTON FOOTPATH CAMPAIGN - PATH REFUSED ❌

Warwickshire County Council will not be progressing with a footpath between Long Lawford and Bilton High School - despite over 1,000 residents signing Cllr Simon Ward's petition.

The petition - which received more signatures that any recent county council petition - asked the council to look at installing a footpath along Bilton Lane.

This would ensure a safe route for children to walk from Long Lawford to Bilton High School. At the moment, there is no path - meaning a choice between a dangerous walk or a mile-long detour via the Western Relief Road.

After many months, the council has now confirmed that this project would be too costly - and won't be continuing with any 'further technical work'.

They have said that there's an opportunity for a path in the future linked to Rugby Borough Council's proposals for 650 houses south of Long Lawford - but it could be 20 years until a path is installed in that area through this green belt development.

Long Lawford councillor, Simon Ward, said, "I’ve got just about every negative emotion going from this would be an understatement - absolutely fuming and so disappointed."

Simon is asking residents who share his frustration to individually contact the Reform-run county council to express their disappointment.

'HAS RUGBY COUNCIL SPENT £1 MILLION ON TOWN CENTRE CONSULTANTS?' 🫨

Facebook posts shared online suggest that Rugby Borough Council has spent well over £1m on consultancy fees regarding Rugby's town centre.

These documents appear to show that the Labour-Lib Dem administration has spent £700,000 on consultants in just under two years - since taking control of the council from the Conservatives in 2024.

The documents also show over £300,000 was spent over a 4-year period between 2020 and 2024 - under the Conservatives. The bulk of this money was on our 'Rugby Town Centre Regeneration Strategy' which mapped out redevelopment ambitions over 25 years. This was the blueprint for future redevelopment of the entire town - from the Rounds Gardens site to the train station.

Labour and Lib Dems ditched these plans and removed nearly all town centre housing from their draft local plan - instead choosing to concrete over our countryside and greenbelt.

Following pressure at a council meeting in 2025, Conservative councillors were able to uncover that consultancy fees had ROCKETED under the Labour-Lib Dem administration - across all areas of the council.

🛩️ RED ARROWS OVER RUGBY AGAIN ON SUNDAY - ALL INFO 👇

Many Rugby residents got a glimpse of the famous Red Arrows as they flew over Rugby this evening (Saturday).

However, there is another chance to catch them on Sunday 31st May.

As you can see from the map below, they are set to arrive over the north of Rugby at 6.23pm - heading towards the Midlands Air Festival at Ragley Hall.

Tomorrow evening, they will return over Daventry at around 6.56pm (rather than flying back over Rugby).

£75K FOR RUGBY SPORTS CLUBS - DEVELOPER CASH 🤸 🏃‍♀️

Rugby Borough Council is set to consider plans to allocate £74,500 of developer cash to two local sports clubs next week.

The proposals would see:

🤸 £50,000 allocated to Rugby Gymnastics Club to help complete the second phase of its new facility on Kilsby Lane - towards a mezzanine floor which would include a viewing gallery, training space, studio and café.

🏃‍♀️ £24,500 allocated to Rugby & Northampton Athletics Club to improve facilities at its clubhouse - including accessibility improvements, security upgrades and energy efficiency measures.

The funding comes from 'Section 106 agreements' - contributions paid by developers to help support local infrastructure and community facilities.
