Costly fire safety remedial works? Pause before you proceed.
If you’ve recently received a Fire Risk Assessment (FRA) or a Fire Door Survey recommending extensive and expensive remedial works, it’s important to know that a review or second opinion may be appropriate.
In many cases, we see:
• Recommendations that exceed legal requirements
• Generic or risk-averse recommendations not tailored to the building
• Recommendations for additional surveys that should be undertaken as part of the FRA.
• Remedial programmes that could be phased or reduced with a proportionate approach.
As the Responsible Person, you are required to take reasonable and proportionate measures — not automatically accept every recommendation at face value.
A professional review can:
✔ Confirm whether works are genuinely necessary
✔ Challenge over-specification or incorrect interpretation of guidance
✔ Identify compliant alternatives that reduce cost and disruption
✔ Provide confidence that decisions are defensible to enforcing authorities.
Before committing significant budget, downtime, or disruption, consider an independent review of your FRA or Fire Door Report. A second opinion could save substantial time and money — while still keeping occupants safe and compliant.
