Before most customers contact a local business they check five things.

Most businesses only get one or two of them right.

One. Google. Does the business show up when they search? Do they have reviews? Is the profile complete and up to date?

Two. Website. Does it load quickly? Does it work on a phone? Does it clearly explain what the business does and who it's for?

Three. Social media. When did they last post? Does it look like an active, real business? Is there any personality behind it?

Four. Reviews. How many? How recent? Does the business bother responding to them?

One of the most common questions we get before a rewire: "How long is it going to take?"

It's a fair question - because the answer affects everything. Whether you stay in the house, how you plan around the kids, whether you sequence it before or after decorating.

Here's an approximate guide for standard Cheshire properties:

1-bed flat or studio: 2 to 3 days
2-bed house or flat: 3 to 5 days
3-bed house: 5 to 7 days
4-bed house: 7 to 10 days
5+ bedrooms: 10 to 14 days+

These are working days for a straightforward modern build. Period properties - and Cheshire has a lot of them - will typically take longer. Solid walls, no cavity, limited wiring routes, lath and plaster ceilings: all of these add time compared to a standard new build.

If you're a landlord with an HMO in Cheshire, this one's worth reading.

We've just completed a full fire alarm installation at a three-storey HMO town house in Crewe - and it's a good example of why standalone smoke alarms simply don't cut it for this type of property.

Under HMO licensing regulations, landlords are legally required to have a properly designed, installed and certified fire detection system in place. For a multi-storey, multi-occupancy property that means a Grade A system with zone-by-zone coverage - not a few battery-operated detectors.

What we installed:
- Conventional multi-zone fire alarm panel (C-TEC CFP series)
- Detection devices throughout all letting rooms, shared areas, hallways, landings and stairwells across all three floors
- Manual call points at ground floor exit level
- Full BS 5839-6 certification on completion

The landlord now has everything needed for their HMO licence application - and more importantly, their tenants have a system that will actually do its job.
