Dusting off the office heaters as the temperature drops?

As lower temps spread across the South in the coming months, plug-in space heaters, fan heaters, and oil-filled radiators are coming out of storage.

Because portable heaters draw heavy, continuous electrical current (often 2000W–3000W), they can cause localised electrical fires and socket damage in UK workplaces and rental properties.

Before plugging them back in, make sure your team or tenants are following these 3 safety tips:

1️⃣ NEVER plug a heater into an extension lead. High-draw heaters can easily melt extension blocks and overload daisy-chained sockets. Plug them directly into a wall outlet.

2️⃣ Inspect for storage damage. Crushed flexes, frayed wires, or dust-clogged vents can spark internal overheating.

3️⃣ Ensure up-to-date EET / PAT testing. High-use thermal appliances need regular electrical safety checks to verify earth continuity and insulation integrity.

The Renters Rights Act: Phase 2 begins in late 2026 and will put your compliance paperwork on public record.

The Private Rented Sector Database, commonly abbreviated as the PRS Database, is a mandatory national register of private landlords and rental properties in England. It is not a formality. Once your area goes live, letting or advertising a property that is not registered becomes an offence, and the database becomes the first place a council enforcement officer looks when a complaint comes in.

"My EICR says Satisfactory, so I'm fine for 5 years... ?"

Not always, because a compliance trap landlords fall into is sometimes ignoring the report detail.

An inspector may issue an overall Satisfactory rating but specify a shorter re-test period (e.g., 2 or 3 years) because of the age or condition of the wiring.

Furthermore, ignored C3 (Improvement Recommended) codes can become C2 (Potentially Dangerous) hazards over time.

Under safety enforcement rules, local authorities in the South can demand your full report within 7 days. If the report has expired early or recommendations were ignored, you could face hefty penalties.

Fire inspectors are changing how they audit commercial premises.

A written Fire Risk Assessment sitting in a binder from three years ago, with no review trail, isn't enough anymore. UK Fire and Rescue Services are placing heavy emphasis on proof of active management, rather than proof a document exists.

Inspectors visiting commercial spaces are increasingly looking for:

✅ Evidence of a suitable maintenance system for electrical equipment (PAT/appliance testing records), which is the standard way of demonstrating you're meeting your Article 17 duty under the Fire Safety Order

✅ An in-date EICR showing fixed wiring has been inspected against BS 7671 intervals

✅ A clear record that identified electrical hazards were actually fixed and not just flagged

When it comes to Unsatisfactory EICRs for some items, the 28-day clock starts immediately.

When an inspection flags a C1 (Danger Present), that requires immediate action. With C2 (Potentially Dangerous) code on your rental property EICR, standard compliance rules mean you have just 28 days (or sooner if specified) to complete all remedial repairs.

With local authorities in the South East actively auditing safety paperwork and requesting copies within 7 days of asking, leaving remedial work to the last minute can put your tenants, tenancies and legal standing at risk.
